What A Century Of Planning Left On The Ground

Zion is one of the few towns in Illinois that was drawn on paper before anybody lived in it. The founders laid out a religious colony in 1900 with a strict grid and gave the streets scriptural names, and that layout still shapes the housing. You get long blocks of early 1900s frame houses with steep gables and small dormers, then rows of 1950s and 1960s ranches filling the gaps, then newer subdivisions out toward the western edge of town.

Those three eras want three different approaches. The oldest houses have steep pitches, real board decking, and cut-in valleys that were framed by hand. The postwar ranches have low pitch, plywood decking and shallow eaves that ice up. The newer stock is standard truss construction and usually just needs a competent tear-off and better ventilation than the builder gave it.

Then there is Illinois Beach State Park sitting on the town’s whole eastern flank, which means Zion has miles of open lakeshore and dune land with nothing between it and the water. Wind comes off Michigan and runs straight up those planned streets with no break. Lake-effect snow arrives here in quantities that would embarrass an inland suburb, and it stays on the roof long enough to melt, run, and refreeze at the eave.

Work That Comes Up Repeatedly In Zion

• Shingle roof replacement on steep older gables and on ranches whose 1990s layer is well past done.
• Shingle roof installation with ventilation corrected, because undersized exhaust is behind most of the ice dams we chase here.
• Wind damage repair after a lakefront blow lifts tabs off the eastern-facing slopes first.
• Gutter installation with heavier gauge and bigger downspouts, since snowmelt volume here is not a normal Chicago number.
• Flat roof repair on rear additions, porch roofs and the low-slope commercial along Sheridan Road.

Zion’s older frame houses are also where we find the most flashing failure. Chimneys, dormer cheeks, and the place where a porch roof ties into a wall are all spots where a hundred years of repairs have stacked up. We open those up and rebuild them properly during a replacement rather than caulking over somebody else’s caulk.

Ventilation Is The Zion Conversation

More often than anywhere else on our northern run, the roof problem in Zion turns out to be an attic problem. Old houses got insulation added over the decades with nobody thinking about airflow, and postwar ranches often shipped with a couple of roof vents and nothing at the soffit. The result is a warm deck under a heavy snow load, which is the exact recipe for ice at the eave and a stained ceiling in February.

When we walk a Zion roof we go in the attic too. If the fix is intake and exhaust rather than shingles, that is what we will tell you, and it costs a fraction of a replacement. If the roof is going anyway, we correct ventilation as part of the job instead of building a new roof on the same bad airflow.

Gutters Take A Beating Up Here

Snowmelt volume on this shore is not a normal Chicago number, and gutters are where that shows up first. A heavy lake-effect load slides down a steep old gable and lands in a five-inch trough that was never sized for it, which bends hangers, breaks the pitch and opens the seams at the miters. Then the same run holds a ridge of ice through half of February, and by the time spring arrives the whole thing is sagging away from the fascia and pouring straight down the wall.

What we put back is heavier. Six-inch trough where the roof area justifies it, hangers screwed into the fascia on tight centers rather than the spike-and-ferrule setups still hanging on a lot of the older colony-grid houses, and downspouts sized to move real volume instead of the skinny two-by-three sections builders default to. On the newer subdivisions west of town the gutters are usually adequate and the problem is where the water goes after it leaves them, so we extend discharge well clear of the foundation on those lots. Either way we look at the gutters during a roof inspection rather than treating them as a separate trade nobody owns.

The Honest Version Of Our Distance

We work out of Alsip, well south of the city, so Zion is about as far north as our 50-mile ring reaches. That is a real drive and we do not dress it up. Lake County gets scheduled runs where jobs are grouped together, which keeps travel off your invoice entirely. Expect a few days for scheduled work in Zion. Expect us to move faster than that when water is actively coming through a ceiling.
