A Hundred-Year-Old Town Needs A Roofer Who Opens Things Up

Chicago Heights was built by the mills and the rail lines, and the houses went up when the work did. Roofing here is rarely a matter of tearing off shingles and stapling on new ones. It is a matter of finding out what the last four roofs were hiding and pricing that out loud before anybody starts.

Four Housing Eras On One Block

Drive Dixie Highway from the Lincoln Highway crossing south and you can read the town’s whole timeline off the rooflines. Workers’ cottages and two-flats from the 1900s near the old industrial corridor. Brick bungalows and foursquares from the twenties, back when Chicago Heights called itself the Crossroads of the Nation and meant it. Cape Cods and story-and-a-halfs from the forties. Then postwar ranches and split-levels filling in toward Olympia Fields and the Country Club Hills line.

Each era fails differently, and a roofer who treats them all the same is guessing. The 1900s cottages have plank decking with gaps wide enough that modern shingle nails need care and the fastener pattern matters. The twenties bungalows carry masonry chimneys and parapet returns where old step flashing was mortared in and has been leaking sideways for a decade. The forties Cape Cods have shallow-slope dormer cheeks that ice up every February. The postwar ranches have low-slope rear additions that were never really roofed for Illinois winters.

So we open things up. On a Chicago Heights inspection somebody gets on the roof, gets in the attic when there is access, checks the decking for soft spots and daylight, looks at the rafter tails behind the fascia, and photographs the flashing at every chimney and wall intersection. Then you get a number that already accounts for what we found, not a low bid that grows on tear-off day.

What Gets Called In Around Here

Storms get the same crew and the same phone. Straight-line wind and hail cross this part of south Cook with regularity, and storm damage repair here starts with a tarp and a photograph, in that order.

Old Decking Is The Whole Conversation

The single most common surprise on a Chicago Heights tear-off is the deck. Plank sheathing from before plywood existed, sometimes with a layer of 1960s board over it, sometimes with two feet of it soft around a chimney nobody ever flashed right. You cannot see any of that from the ground, and you cannot see it from a photograph of the shingle surface either.

What we do about it is simple. Before the job, we tell you plainly that decking is the variable and we give you the per-sheet price in writing. On tear-off day, we photograph what comes off and what we are replacing. Nothing gets covered up that you have not seen. Homeowners here have been burned enough by change orders that showed up after the crew was already committed, so we take the surprise out of it in advance.

Storefronts, Shops And Church Buildings

Chicago Heights is not only houses. There is a stock of flat-roofed commercial buildings along the main corridors, small industrial shops, and church buildings that have been holding services since before most of us were born. Those roofs fail at the details: ponding water at a low spot, split seams at a curb, failed pitch pockets around old vent penetrations, drains packed with fifty years of debris.

For building owners and boards we walk the roof, photograph it, and write a plain report with real numbers. What is failing now, what stabilizing it costs, what full replacement runs, and how many more seasons the current system can honestly be pushed. Scheduling works around your hours. More on commercial roofing and church roofing if that is your building.

Weather On Flat Ground

Nothing slows a storm coming across the prairie into south Cook. Spring lines arrive with the full wind behind them, summer hail shows up often enough that we keep documentation templates ready, and winter parks snow on every low-slope section in town while freeze-thaw pries at the shingle edges from Thanksgiving through Easter.

Two pieces of advice that save Chicago Heights homeowners money. Get eyes on the roof within a couple weeks of any hail or big wind even if nothing is leaking, because bruised shingle mats leak the following winter, not the same week. And clear the gutters before the first freeze so ice has somewhere to go instead of backing up under the first two courses.

Who Shows Up

Guardian Roofing Systems runs out of Alsip, a straight shot northwest. Angelo Ristich learned the trade from his father Frank, took the company over in 2013 and still supervises the jobs himself, so the person quoting your roof is the person responsible for it. He pulls satellite measurements and gives a straight price on the phone, and he helps with financing pre-approval when a roof cannot wait for a better month.

A+ with the BBB, HomeAdvisor Elite Service award, licensed and insured in Illinois. The gallery is heavy on the parts other companies never photograph: replaced decking, rebuilt rafter tails, fascia run straight and true before the first course goes on. Ask for a nearby address and we will give you one to drive past.

The South End Of The County Is One Run

Chicago Heights anchors the far south side of Cook County, and the towns around it come off the same schedule. Olympia Fields and Flossmoor sit just north with older, larger homes. Matteson is west past the Lincoln Highway retail. Richton Park and Homewood are both short hops on the same Metra Electric line. When one storm cell crosses Route 30 it hits every one of those towns inside twenty minutes, so we work the stretch as one route rather than one address at a time. Chicago Heights Roofing Questions

My house is from the 1920s. Does that change the job?

It changes what we check and what we budget. Plank decking, old masonry chimneys and mortared-in flashing all behave differently than a 1990s build. We inspect for those specifically, price the likely carpentry up front, and use the fastening pattern that actually holds on board sheathing.

How do you handle decking you find on tear-off day?

You get the per-sheet price in writing before we start, so there is no negotiation while your roof is open. We photograph every section we replace and show you before it is covered. No surprises invented mid-job.

Do you work on the storefronts along Dixie Highway?

Yes. Flat and low-slope commercial roofs are a big share of what we do. Patching split seams and pitch pockets, clearing and rebuilding drains, coatings on membranes that still have life, and full replacement when the deck is gone. Scheduling works around your business hours.

Can you flash a chimney without redoing the whole roof?

Often yes. If the field of the roof is sound and the leak traces to the chimney, we cut in new step and counter flashing, tie it into the masonry correctly and reseal. If the surrounding decking is already soft, we will tell you that instead of selling you a patch over rot.

A door-knocker says my roof is totaled from hail. Should I sign?

Not before somebody local looks at it. We inspect and document at no charge and tell you honestly whether the damage clears your deductible. If it does, we meet the adjuster on the roof. If it does not, you keep the photos and skip a claim on your record. See the insurance claims page.

How far is your shop from here?

We are in Alsip, up 294 and Cicero, and we run this end of the county constantly. Active leaks usually get a same-day or next-morning look, and storm weeks fill early, so calling right after the weather beats calling in three weeks.
