The Conservancy Changed The Math

For most of its history Gilberts was a few hundred people around the old rail line. Then The Conservancy went in and the village grew several times over inside a decade. That single fact shapes almost every roofing conversation we have here, because it means a very large share of Gilberts homes were framed and shingled within a few years of each other by a handful of builders using the same specifications.

Those are big houses with a lot of roof. Two story elevations with front gables stacked over entryways, bump outs, bay windows and side load garages, which adds up to a lot of planes meeting each other. More planes means more valleys, more sidewall flashing and more places where two pitches disagree about where the water goes. On these homes the leak is almost never out in the open field of shingle. It is at a joint.

Builder grade architectural shingle on that kind of roof does its job for roughly two decades depending on how the attic breathes. The Conservancy homes and the subdivisions that followed are now landing squarely in that window. If your Gilberts house still wears its original roof, this is the stretch where an inspection is worth more than a guess.

Galligan Road And The Older Side Of The Village

Away from the newer subdivisions, along Galligan Road and the streets nearest the original village, the housing is older and much more mixed. Smaller frame houses, some ranches, a few properties with acreage and outbuildings behind them. These roofs are the opposite problem from The Conservancy. Instead of a shared birthday you get a genuine unknown, layers added over decades, decking nobody has seen in a long time, and repairs done by whoever was available at the time.

We approach those addresses differently. More attic time, more questions about what previous owners did, and a tear off plan that assumes we will find something. Deck board replacement gets priced up front as a line item you approved, not renegotiated once the old shingles are in the dumpster.

The single most common thing we find on a Gilberts roof inspection has nothing to do with storms. It is an attic that does not breathe properly. Builder ventilation packages get specified to satisfy a number on a plan, not to actually move air through a large complex attic with multiple ridges and knee walls. What that produces is a roof that ages unevenly, cooking on the south and west planes while the north side still looks reasonable.

You can see it from the driveway once you know what to look for. One slope with visible granule loss and curling edges, another slope on the same house looking almost new. That is not bad shingles. That is heat with nowhere to go. Correcting the intake and exhaust balance during a replacement costs very little while the roof is open, and it is the difference between the second roof lasting its full rated life and repeating the first roof’s story.

Open Ground Weather

Gilberts sits where the subdivisions still have farmland on their western edge, and that exposure matters. Storm cells arrive with nothing upwind to break them, so hail lands at full size and straight line winds hit a whole street at the same moment. Our calls from this village come in clusters after a storm rather than one at a time, which is exactly what you would expect when a hundred houses of the same age take the same hit.

Hail is the damage homeowners miss. It bruises the shingle mat and knocks granules loose without opening a hole, so the roof looks fine from the ground all summer while exposed asphalt bakes brittle, and the bill arrives the following winter when the freeze finds every soft spot. Get a Gilberts roof looked at within two weeks of any hail or high wind event even if the ceiling is dry, keep the photographs whether or not you file, and do not sign with a door knocker running out of state plates before a local crew has walked the same roof.
