Two Kinds Of Roofs In One Town

Matteson runs a big-box retail corridor along Lincoln Highway and quiet subdivisions on either side of it. That means we are on a shingle roof over a family room in the morning and walking a coated commercial deck with rooftop units in the afternoon. Same phone, same owner, two very different roofs.

The Subdivision Side

Residential Matteson is mostly 1970s through 1990s: ranches, split-levels, two-story colonials and later builds in the newer sections off Vollmer and out toward the Will County line. Big attached garages, vaulted family rooms, skylights, and long uninterrupted roof planes facing open ground. Solid houses that roof cleanly when the crew knows what the builder did.

Two things come up constantly on these homes. The first is skylights. This era loved them, they were often installed as curb-mounted units with site-built flashing, and thirty years later the seals and the flashing are both past due. When a skylight leaks it soaks the drywall of the shaft below and homeowners assume the whole roof failed. Usually the roof is fine and the unit needs replacing or reflashing, which we do during a replacement so the new shingle and the new flashing go on together.

The second is wind. Matteson sits on open flat ground with prairie to the south and west and very little to break a storm line. Long roof planes catch that wind, and the leading edge is where tabs lift. We use the fastening pattern and starter detail that holds on exposed planes rather than the minimum that passes.

The Retail Corridor Side

Lincoln Highway and the blocks around it carry big-box stores, strip centers, restaurants and freestanding pads, nearly all on flat membrane roofs loaded with rooftop equipment. Those roofs do not fail from the field of the membrane. They fail at the details: the curbs under the HVAC units, the pitch pockets around conduit, the seams that were welded on a cold day years ago, the drains packed with debris, and the spots where a service tech walked a hundred times with a toolbox.

For tenants and property managers we walk the roof, photograph every failure point, and write a report in plain language: what is leaking now, what is going to leak next season, what stabilizing it costs and what a full replacement runs. Silicone coatings get recommended when the membrane underneath genuinely justifies one, since a good coating adds real service life and cuts cooling load on a big roof. Everything gets scheduled around store hours, and for restaurants that usually means early mornings.

Storms Come Across Open Ground

There is nothing between the prairie southwest of town and the rooftops of Matteson to slow a storm line down. Straight-line wind events here strip tabs off exposed slopes and peel loose membrane edges on flat roofs, and hail runs through this corner of the county often enough that we keep documentation ready.

Advice we give every homeowner and property manager here. Get eyes on the roof within a couple weeks of a wind or hail event even when nothing is leaking, because a bruised shingle mat leaks the following winter and a lifted membrane edge fails in the next big rain. Keep the inspection photos even if you never file. And do not sign with a door-knocker before somebody local has looked at the same roof.

Gutters Carry More Here Than People Think

Nobody calls a roofer about gutters until the fascia is rotting, and here that is a mistake. A ranch with a forty foot plane and a shallow pitch dumps a lot of water into a short section of gutter during the downpours that come off the prairie. The five inch run the builder hung in 1981 was sized for a house, not for that plane, so it overflows at the same two corners every year until the fascia behind it turns soft and the soffit starts to sag.

The fix is boring and it works. Six inch runs on the long sides, more downspouts than the original layout had, and extensions that carry water away from the foundation instead of dropping it at the corner of a slab. We take those measurements while the crew is already up there on a replacement, because hanging gutter on exposed fascia during a tear-off costs a fraction of what a separate ladder trip costs later.

How The Season Runs Down Here

Matteson calls arrive in a pattern we could set a calendar by. Spring brings the winter damage people ignored: tabs lifted by a February wind, a skylight that has been dripping since Christmas, a run pulled loose by ice. Summer is storm work and corridor leaks, when heat cooks the flat roofs and any weak seam finally opens. Fall is replacement season, and honestly it is the best time to buy a roof. Material handles well in that weather and the schedule is not stacked behind a storm event.

The Cluster We Work Together

Matteson sits among towns we cover on the same routes through Cook County. Country Club Hills is directly north with much of the same builder stock. Richton Park is south down Cicero, Olympia Fields is east across I-57, and Flossmoor and Chicago Heights are both a short run from there. Matteson Roofing Questions

My skylight leaks. Does the whole roof have to go?

Usually not. Thirty-year-old curb-mounted skylights fail at the seal and the flashing long before the field of the roof does. If the shingles have life left we reflash or replace the unit. If the roof is due anyway, we do both at once so the new shingle and new flashing tie together.

Common on the long exposed planes out here. It is generally a starter course and fastening issue at the leading edge rather than a bad shingle. We repair the affected area and, on a replacement, use the nailing and starter detail that actually holds on an exposed plane.

Can you service our store roof without closing?

Yes, that is standard for us on the retail corridor. Work gets scheduled around your hours, staged so customer entrances stay clear, and documented with photos you can send to a regional office or a landlord without explaining anything.

Our restaurant roof leaks near the kitchen exhaust.

Grease exhaust roofs are their own problem. Grease degrades membrane and the curbs around exhaust units take heat and vibration. We handle restaurant roofs with that in mind, rebuild the curb detail correctly and schedule the work outside service hours.

Is coating our flat roof worth it or just a patch?

It depends entirely on the membrane underneath. Over a roof that is aging but sound, a coating buys real years and knocks down cooling load on a big footprint. Over a wet deck it is money burned, and we will tell you that instead of taking the job.

Hail came through. How fast do I need to move?

Get it documented within a couple weeks. Insurers have filing windows, and bruised shingles that are not leaking yet will leak the winter after. We inspect and photograph at no charge and tell you honestly whether it clears your deductible before you open a claim.
