Norridge is an island. Chicago wraps it on every side, but the village kept its own streets, its own crews and its own kind of housing: brick ranches and raised ranches on wide lots, garages set back, alleys clean, roofs that were built right the first time in the 1950s and are now due for their third.

The Brick Ranch Is The Whole Story Here

Norridge built out fast in the fifties and sixties, and it built one thing very well: the solid brick ranch. Low pitch, long unbroken roof planes, a chimney near the middle, an attached or detached garage, and almost always a low-slope addition or covered patio added off the back sometime in the seventies. These houses are honest and easy to work on, which is exactly why they deserve a real tear-off instead of a cheap layer-over.

The long, low roof plane is the defining feature and it changes the details. Water travels a long horizontal distance before it reaches the gutter, so any dip in the deck, any sag between rafters, any spot where somebody walked on a hot afternoon becomes a place water sits. On a steep roof that does not matter. On a Norridge ranch it does. When we tear off we sight the deck and address the low spots, because shingles are not designed to hold standing water and no warranty covers a puddle.

Ventilation is the other ranch issue. These attics are shallow and wide, and a lot of them were insulated aggressively in the seventies and eighties with the soffit intake buried under the new batts. That starves the attic of intake air, and the ridge vent somebody added later has nothing to pull. The result is a hot deck in summer, condensation in winter, and shingles that give up years early. Every replacement we run here includes checking intake at the soffit and clearing it, which is a small piece of labor that changes the lifespan of the roof.

The Addition Off The Back

If your Norridge ranch has a family room, a sunroom or a covered patio added behind it, that roof is almost certainly the oldest failing surface on your property. These additions were built low-slope because a steeper pitch would have run into second-floor windows or looked wrong, and low-slope built in 1976 with the materials of 1976 has been living on borrowed time for decades.

The seam where a low-slope addition ties into a shingle roof is the single most common leak point on this style of house, and when two different contractors handle the two surfaces, that seam becomes an argument instead of a repair. That Chimney In The Middle Of The Roof

It interrupts the roof plane in the worst possible spot, water splits around it and comes back together on the downhill side, and the flashing that manages all of that was often reused during the last reroof instead of replaced. Old step flashing that got bent flat, straightened and nailed back down is not going to hold a second time.

Done right, a chimney gets new step flashing woven into every shingle course, fresh counterflashing cut into a reglet in the mortar rather than smeared with sealant, and a proper cricket on the uphill side if the chimney is wide enough to hold snow and debris behind it. Storms, Straight Reads And No Pressure

Hail and straight-line wind reach this part of Cook most summers, and the door-knockers reach it about a day later. Our approach does not change. Emergency patch first if water is coming in. Then a real inspection within a couple weeks, whether or not anything is dripping, because bruised shingles lose granules and the exposed asphalt cracks with the first hard freeze rather than the first rain.

We inspect free, photograph everything the way an adjuster wants it, and give you an honest read on whether the damage clears your deductible. If it does not, we tell you and you keep the documentation. If it does, we handle the storm damage repair and meet the adjuster on the roof so nothing gets missed in the write-up.

Norridge Roofing Questions

Water pools on my roof after a rain. Is that normal for a ranch?

Common, but not normal and not harmless. Long low roof planes show every dip in the deck, and standing water works its way under shingle edges and shortens the roof’s life. During a tear-off we sight the deck and correct the low spots so water actually leaves the roof.

I already have a ridge vent. Why is my attic still hot?

Usually because the soffit intake is blocked. A ridge vent is an exhaust, and exhaust with no intake moves almost nothing. Insulation pushed into the eaves in the seventies is the usual culprit. Clearing intake and adding baffles is inexpensive and makes the vent you already paid for start working.

The back addition leaks but the main roof looks fine. Do I do both?

Quote both, then decide. The addition almost always fails first because it is low-slope and older in material terms. What matters is that the seam between the two surfaces gets handled by one crew, because that joint is where these houses leak and it is where two contractors point at each other.

Would metal make sense on a ranch like mine?

Sometimes, and it looks good on this profile. Standing seam sheds snow well and lasts a long time on low pitches where shingles struggle. It costs more up front and the details at hips, valleys and penetrations are what make or break it, so it is worth doing only with someone who does metal regularly.

Do you handle the retail buildings along Harlem?

How soon after hail should I have someone look?
