The Western Suburbs Get The Same Crew, Not A Franchise

DuPage is newer than the county we came from, bigger in square footage per house, and harder on shingles than most homeowners here expect. Newer Houses, Bigger Roofs, Different Failures

Most of DuPage County filled in between the early 1980s and the mid 2000s, which puts a huge share of its housing stock in exactly the wrong window right now. The builder-grade three-tab roofs from the 80s and 90s are long past due. The architectural shingles that replaced them in the 2000s are hitting the end of their real service life, which is usually a decade shorter than the number on the wrapper. And the houses themselves are big: complicated hip and gable combinations, multiple dormers, front-facing gables over two-story entries, and roof areas that run twice what a south suburban ranch measures.

Ventilation is the other one. A lot of DuPage attics were built with plenty of ridge vent and almost no working intake at the soffits, or with intake that got buried by blown insulation years later. That imbalance cooks shingles from below in summer and builds the ice dams that put water behind your fascia in January. When we quote a replacement here we go up in the attic before we price the roof, because a new roof over a bad ventilation setup fails early and you will blame the shingles for it.

The I-88 Hail Corridor

Storms in northern Illinois track west to east, which means DuPage takes hail before Cook does and often takes it harder. The band along and north of I-88 through the middle of the county sees repeat events, and homeowners here often have two or three storm dates on file over a decade. That history matters for a claim. Carriers care which storm caused which damage, and roofs that have been marked up over several seasons need documentation that distinguishes fresh impacts from old ones.

You are based in Cook County. Do you actually work out here?

Yes, regularly, and we would rather tell you the honest version than pretend the shop is around the corner. DuPage work gets scheduled with a firm date instead of squeezed between south suburban calls. Storm response and active leaks still get priority. Everything else runs on a calendar you can plan around.

My subdivision was built in 1994 and neighbors are all replacing roofs. Why now?

Production subdivisions age together. Same builder, same shingle, same install crew, so they reach the end of their service life within a few years of each other. It also means the defects repeat. When we quote one house on a street we usually already know what we will find on the next one, including which valley detail the original crew shortcut.

My roof has been hit by hail more than once. Does that hurt my claim?

It complicates it, which is why documentation matters more here than almost anywhere. Fresh impacts look different from weathered ones, and an adjuster needs photos that separate them. We date everything, mark test squares by slope, and include collateral hits on gutters and vent caps so the storm event is not in dispute.

Do you handle the warehouse and distribution buildings near O’Hare?

Should I get a coating instead of a full replacement on my commercial roof?

Sometimes, and we recommend it more often than most contractors will. If the membrane is sound and the failures are at seams and details, a silicone or acrylic coating can add real years for a fraction of a tear-off. If there is trapped moisture in the insulation, a coating just seals the problem in. We probe first and tell you which one you have.
