Steep, Old And Worth Doing Right: Riverside Roofs

Frederick Law Olmsted laid Riverside out in 1869 with curving streets, mature trees and houses that were meant to look like they belonged in the landscape. The roofs that came with that plan are steep, cut up, and full of detail. Nobody quotes one of these from the sidewalk, and we do not pretend otherwise.

What Makes Riverside Work Different

Riverside is a National Historic Landmark district, and it has the housing stock to match: Victorians and Queen Annes from the 1870s through the 1890s, Prairie and foursquare houses from the early 1900s, stucco and Tudor revivals from the twenties, and a scattering of newer builds tucked among them. Almost none of it is a simple gable. You get steep pitches, multiple intersecting slopes, turrets, deep valleys, cross gables and dormers with their own little roofs, plus porch roofs and carriage houses out back.

Steep is the operative word. A pitch that runs 10 in 12 or steeper is not walkable, so the job needs roof jacks, staging and proper fall protection, and material has to be moved by hand rather than fired up on a conveyor. That is real labor and real setup time, and any quote that ignores it is a quote that changes once the crew arrives. We build it in from the start and hold the number we gave you.

Age brings the second complication. Under a Riverside roof you can find original board sheathing, decades of accumulated flashing patches at the chimneys, and framing that was sized for wood shingle rather than modern asphalt. On a house like this we are honest about what we can see and what we cannot until the old roof is off, and we put a written per-board deck price in the quote so a surprise never becomes an argument.

Landmark District Realities

Because Riverside carries both a National Historic Landmark designation and local preservation standards, exterior work here gets more scrutiny than it does one town over. In practice, replacing an asphalt roof with a similar asphalt roof is generally routine. Changing material, going to metal on a visible slope, altering a roofline, or picking a color and profile that reads noticeably different from the street is where you should expect the village to want a look.

The River, The Trees And The Water Path

The Des Plaines River wraps Riverside on two sides, and the village floods in the low areas along Fairbank and the streets nearest the water when the river comes up. A roof does not cause that, but a bad water path makes everything worse. Gutters that overflow, downspouts discharging tight against a foundation, and buried leaders that clogged out years ago all put more water in the ground beside a basement that is already fighting the water table.

Doing it properly means counterflashing cut into a mortar joint and step flashing woven course by course up the side, which is slow work on a pitch nobody can stand on. On a house with two chimneys and a stucco chase, that detail work can run a full day by itself. We price it as its own line so you can see what you are paying for instead of finding it buried in a lump sum.

The other thing worth knowing: a number of Riverside roofs started out slate or cedar, and a few still are. If yours is slate and it is dropping individual tiles rather than failing across the field, replacing those tiles is a real option at a fraction of what a tear-off costs.
