Bellwood Brick Deserves A Roof Built To Match It

Bellwood is a village of solid brick, block after block of postwar bungalows and capes laid out between St. Charles Road and the Eisenhower. Those houses were built to last seventy years. Most are on roof number three by now, and that third roof is where the shortcuts show up. We tear off, look at the deck, and build it right.

The Housing Stock We Work On Here

Bellwood filled in fast between 1946 and the early 1960s. Brick bungalows, story-and-a-half capes with dormers cut into the front slope, and Cape Cod boxes on narrow lots, mostly on streets running north off Washington Boulevard and stacked either side of St. Charles Road. Newer ranch infill shows up closer to Mannheim Road. The construction is honest: full-dimension framing, wood plank or early plywood decking, real masonry.

What ages badly is everything attached to that brick. The dormer cheeks on a cape are a leak waiting to happen once the step flashing goes, and half the capes in Bellwood have had someone caulk that joint instead of pulling the siding and doing it correctly. Chimneys sit in the middle of the slope on the older bungalows, so water has to route around them, and the counterflashing cut into old mortar loosens as the joints spall. When somebody in Bellwood calls about a stain on a bedroom ceiling, our first two suspects are the dormer and the chimney, not the field of the roof.

The other pattern here is the rear addition. A lot of these houses grew a back room, a sunporch or a garage with a low-slope roof tacked onto the original steep one. That low-slope section is almost always the oldest failing surface on the property, and it needs a real membrane, not shingles laid flatter than the manufacturer allows.

Why Water Shows Up Where It Does

Old brick is porous, and Bellwood has a lot of it. Water that beats a failing flashing joint does not drip straight down; it runs inside the wall cavity and appears one floor lower and six feet sideways. Homeowners chase that stain around the ceiling for a year before anybody looks at the roof. That is why our inspection starts at the top of the wall and works down, checking counterflashing, chimney crowns and the saddle behind wide chimneys where snow sits.

Winter is the other half of it. Bellwood’s older attics were insulated in stages, and uneven insulation makes uneven roof temperature, which makes ice dams over the eaves. If you have had ice back up under the shingles at the gutter line, the fix is not a bigger gutter. It is ice-and-water membrane at the eaves during the tear-off, plus honest attic ventilation, and that is a conversation we have on almost every Bellwood job.

Bellwood sits flat and drains slow. Undersized or sagging gutters put roof water right against a foundation that was never waterproofed to modern standards, and the basement pays for it. On every inspection we follow the water the whole way: valley to gutter, gutter to downspout, downspout to grade. Bigger downspouts and properly pitched runs solve more wet-basement complaints in this village than any roof ever has. New gutter installation is straightforward work and we price it with the roof so you are not paying for two mobilizations.

The Villages On Either Side

Bellwood is one stop on a west Cook County run we make constantly. Berkeley sits just west along St. Charles Road with nearly the same housing stock, Broadview is directly south with its industrial strip along Roosevelt, and Maywood shares our eastern border and our older-house problems. Melrose Park and Westchester round out the same week. When a storm cell crosses Mannheim Road it does not check village signs, so the crew that tarped a roof in Broadview on Monday is usually working a Bellwood block by midweek with the same materials on the truck. Bellwood Roofing Questions

My cape leaks where the dormer meets the roof. Is that the whole roof?

Usually not. On Bellwood capes that joint is step flashing behind the dormer siding, and when it fails it can be rebuilt on its own if the shingles around it still have life. We pull siding back, install new step flashing properly woven into the courses, and reside it. If the field is already brittle we will tell you that instead of selling you a patch on a dead roof.

Ice backs up over my gutters every winter. Do bigger gutters fix it?

No. Ice dams come from heat escaping into the attic and melting snow that refreezes at the cold eave. Bigger gutters just hold more ice. The real fix is ice-and-water membrane along the eaves during a tear-off plus balanced intake and ridge ventilation, and we look at your attic before quoting so the roof and the airflow get solved together.

Can you do the garage roof at the same time as the house?

Yes, and it is cheaper that way. Detached garages behind Bellwood houses are usually low-slope and older than the main roof. Doing both while the dumpster and crew are already on site saves you a second mobilization charge, and we quote them as separate lines so you can see exactly what each surface costs.

Water shows up on a first-floor ceiling but the roof looks fine from the ground. What now?

That pattern is common on Bellwood brick. Water often enters at chimney counterflashing or the top of a masonry wall, travels inside the cavity, and surfaces well away from where it got in. We inspect from the roof, not the ground, and photograph what we find so you can see the actual entry point before spending money on the wrong repair.
