Old Houses That Waited Too Long, And What That Means

Maywood built up early. Frame houses from the 1890s and 1900s, brick from the twenties, a stretch of postwar infill, sitting on a grid between First Avenue and the Des Plaines River. The bones are good. What we run into is roofs that got patched instead of replaced for fifteen or twenty years, because a full replacement was never in the budget the year it was needed. That is not a judgment. It is just the condition we walk into, and it changes how we quote.

When a roof has been leaking slowly for years, the shingles are the cheap part. Water gets past the deck and works on the framing: rafter tails rot where they hang out past the wall, fascia boards go soft, the sheathing at the eave turns to sponge, and sometimes a section of roof has a visible dip because a rafter or two gave up. None of that shows from the street. All of it has to be dealt with before new shingles go down, because nailing a new roof to bad wood is throwing your money away and any roofer who does it knows better.

So we look before we price. We get in the attic if there is access, we check the eave line and the fascia from the ladder, and we tell you what the structural piece of the job actually is. If a rafter needs sistering and eight feet of fascia needs replacing, that is on the quote as a line with a price next to it. If we open it up and find more, you see photographs and approve the number before anybody keeps working. What we will not do is quote low to win the job and then discover expensive problems on day two.

Gutters that overflow at the corner, downspouts that dump six inches from the wall, and grading that sends everything back toward the house are extremely common on properties where maintenance got deferred. Before we quote a roof we look at the whole water path, roof to splash block, because getting the water off the roof correctly and then dropping it against the foundation solves nothing. The Towns On Either Side Of The River

My roof has been patched for years. Is it too late to fix right?

Almost never too late. It usually means more wood work than a roof that was maintained, and we would rather tell you that up front than pretend otherwise. We inspect, photograph what we find, and give you a number that includes the framing and deck repair rather than a low quote that grows once we are on the roof.

How do I know you are not padding the structural repairs?

Photos. Every piece of rotted rafter, soft fascia or bad decking we call out gets photographed and shown to you, with the price for that specific item next to it. You approve it before the work happens. If you want a second opinion on our pictures before you say yes, take the time.

Can I do this in stages if I cannot pay for all of it now?

Sometimes yes. If one slope is failing and the other has years left, doing the bad slope now is legitimate. We will tell you when staging works and when it costs more in the long run. We also help with financing pre-approval so the whole job is reachable if that is the better route.

What is that sag in the middle of my roofline?

Usually a rafter or sheathing that has taken water for a long time, sometimes an undersized ridge. It needs a look from inside before anybody quotes a roof over it. Shingling over a structural sag hides it for a year and then you are paying twice.

My basement gets water. Could the roof be causing that?

Indirectly, and it happens a lot on the lower blocks near the river. If gutters overflow or downspouts dump against the wall, the roof is delivering water straight to your foundation. We check the whole path on every inspection, and sometimes the fix is bigger downspouts and extensions rather than anything on the roof.
