A Rail Town Roof Needs A Roofer Who Reads Old Work
West Chicago was a railroad town before it was a suburb, and the housing near the yards shows it. Frame houses a hundred years old, reroofed three or four times by whoever was cheap that decade. Out by Route 59 the roofs are thirty years newer. Two different jobs, one shop that does both.

The Yards Built This Town, And The Housing Followed
Before it was West Chicago it was Turner Junction, one of the busiest rail crossings in northern Illinois, and the town grew around men who worked the lines. The neighborhoods closest to the old yards are still full of the housing that was built for them: modest frame homes, workers cottages, foursquares, all put up between the 1890s and the 1930s and all sitting on roofs that have been redone repeatedly since.
Those repeat reroofs are what we spend our time undoing. Somebody in the seventies shingled over the original layer instead of tearing it off. Somebody in the nineties added a third layer where the code said stop at two. Flashing at the chimney got a bead of tar instead of new metal, the porch roof got patched where it ties into the wall, and the whole thing has been holding on by habit. When we open one of these roofs we generally find at least one surprise, which is exactly why we photograph the deck and price the extra plywood as a line item you sign off on before anybody nails anything.
Newer West Chicago is a different picture. The build-out along Route 59 and the subdivisions south and west of the old core went up from the eighties onward with conventional framing and conventional shingle. Those roofs are simpler jobs and they age on a builder’s clock rather than a century’s, which means whole streets come due together.
The Industrial Side Keeps Our Flat Crew Busy
West Chicago never stopped being a working town. Manufacturing and distribution buildings sit through the industrial corridors along the rail lines and near the airport, and those are acres of flat membrane rather than shingle. Old Houses Reward Doing It Once
The temptation on a hundred-year-old West Chicago house is always the cheap fix, and we understand why. These are working homes, budgets are real, and somebody has already sold this house a patch three times. But every layer that goes over an old layer buys a few years and makes the next job harder and more expensive. Illinois code caps layers for a reason, and weight on old framing is not a theory.
What we do instead is tear off to the deck, fix what the layers were hiding, put in real flashing at the chimney and sidewalls, and build the roof once. Then we hand you photographs of all of it. If money is the obstacle we help with financing pre-approval rather than talking you into a shortcut we would not put on our own house.
Something specific to the neighborhoods near the yards: a lot of these houses sit close enough together that the roofs are almost touching, and that geometry creates problems a suburban roof never has. Ladder access to a back slope can mean going through a neighbor’s gangway, and we ask permission rather than assuming. Tear-off debris has nowhere to fall except a walkway or a fence line six feet away, so we tarp the neighbor’s side as well as yours and we sweep both. Where two houses run this tight, snow and water shed off one roof onto the other, and the lower roof takes twice the volume it was ever sized for. Downspouts have to be routed with the same care, because on a narrow lot the only place to put the water is somebody’s foundation if you are not thinking about it. We plan all of it during the walkthrough, and part of why we work in this town regularly is that we do not leave a mess behind for the person next door to complain about.

My house already has two or three layers of shingle. What now?
Full tear-off. Illinois code caps layers, and stacking more weight on hundred-year-old framing is a bad trade even where it squeaks past. We strip it to the deck, repair what the layers were covering, and you get one roof built right instead of a fourth patch.
What happens if you find rotten decking after the tear-off starts?
You get a photo and a call before we go further. Deck repair is priced per sheet in the original quote, so you know the number ahead of time. Nobody negotiates money on a driveway with half a roof open.
Do you handle the industrial buildings along the rail corridor?

My gutters are as old as the house. Worth replacing with the roof?
Almost always. On the older stock the fascia behind the gutter is often the real problem, and it is exposed anyway during tear-off. Replacing then costs a fraction of sending a crew back later, and it keeps water off foundations that have taken enough already.
Somebody knocked on my door after the last storm. Should I sign?
Not before a local crew has seen the same roof. We inspect free, document to what an adjuster actually needs, and tell you straight whether the damage clears your deductible. If it does not, you keep a dated report and skip a claim on your record.
