A Village Of Ranches, Built To One Recipe

The Heights went up in a short window, and it shows. Block after block of single-story ranches and split levels, gable roofs with straightforward runs, attached one-car and two-car garages, plywood or plank decking depending on the builder and the year. From a roofer’s angle that is a gift. There are no towering hips, no third-story dormers, no cut-up valleys off six different additions. Most of these houses are a one-day job and the price reflects it.

What we do find is age. A 1968 ranch has had two or three roofs by now, and the failure points are predictable: pipe boots that cracked and let water follow the vent stack down into the ceiling, nail pops along the ridge where the deck moved, and the seam where a garage roof ties into the house wall. Those are repairs, not replacements, and when a homeowner calls us about a stain in the hallway, the honest answer is often a few hundred dollars of flashing and boot work rather than a whole new roof.

Then there is the other end. When the shingles are curling at the corners across every slope, when the granules are in the gutter by the handful, when the mat is soft under your foot, the roof is done and patching it is throwing money at a losing hand. We say that plainly too. The point is that both answers come from the same inspection, and neither one is decided before we get on the ladder.

A single-story ranch here is usually somewhere between fifteen and twenty-two squares, all of it reachable from a ladder on flat ground, with a walkable pitch and no third-story staging. Compare that to a cut-up two-story with dormers and a steep hip and you are looking at half the labor hours and none of the fall-protection setup. That is the whole reason a Heights roof prices the way it does, and it is why we can quote most of them off satellite measurements without driving out.

It also means the add-ons that get skipped on bigger jobs are affordable here. Upgrading from three-tab to architectural shingle, adding a proper ridge vent, replacing the pipe boots with a better collar, swapping undersized gutters for five-inch with oversized downspouts. On a small roof each of those is a modest number rather than a decision you have to sleep on.
