Tight Lots, Small Driveways, Roofs Done Clean

Round Lake Beach is the biggest of the villages by a wide margin, and it is also the tightest. Those cottage lots off Rollins Road were platted narrow, houses sit close, and half the driveways will not hold a dump trailer and a delivery of shingles at the same time. Working here well is mostly about staging, and that is a planning question we answer before the truck leaves Alsip.

Cottage Lots That Grew Into Year-Round Houses

Most of Round Lake Beach filled in during the postwar decades on lots originally cut for summer cottages. That history is still visible from a ladder. Houses sit fifteen or twenty feet apart, roof lines are simple but low, and an enormous number of them were expanded upward or backward once the family stopped leaving in September. A cottage that grew a second story or a full-width rear addition ends up with roof planes meeting at odd pitches, and those transitions are where almost every leak in this village starts.

The second thing we find is layers. Because the roofs are small, replacing one has always been cheap enough that owners went the fast route, and it is common to pull two layers off a Round Lake Beach house and find the original wood shingles or a rolled roofing product underneath. That matters for weight, for nail bite, and for what the decking actually looks like. We tear off to bare wood every time. Nobody adds a layer on our ticket, regardless of what the last contractor did.

Ice is the third factor. These are shallow-pitch roofs with short eave overhangs, sitting in a village with real Lake County winters and a lot of poorly insulated knee walls from those conversions. That combination builds ice dams. When we replace a roof here, ice and water shield goes well past the interior wall line, not the minimum three feet somebody could get away with, because the recurring winter ceiling stain on these houses is almost never a shingle problem.

How We Stage A Job On A Narrow Lot

This is the part that separates crews on these streets. Before the job we look at your driveway width, where the utility lines run, and whether the neighbor’s fence gives us room to drop tear-off. Material gets delivered to fit the space you actually have, not the space the supplier prefers. Dump trailers get parked so you can still get a car out. We tarp the beds and the side yard, run a magnet over the grass and the parkway at the end of the day, not just at the end of the job, and we do not stack bundles on a roof overnight where a wind gust can move them.

Neighbors matter too. On lots this close, the person next door is going to have crew and material within a few feet of their property. We tell them what day we are working and we keep the work zone off their side. It costs nothing and it is why we keep getting called back to the same blocks.

What Fifteen Feet Between Houses Does To Water

Narrow side yards create a drainage problem that nobody thinks of as a roofing problem. Two houses twenty feet apart send four roof slopes into one strip of grass, and that strip is usually the lowest ground on either lot. Add a downspout on each side firing into it and you have a channel that stays wet from March until the ground finally dries out in June. We see the result on the ladder: rotted fascia on the shaded elevation, siding that has wicked water at the bottom course, and in a fair number of cases a foundation crack on the wall facing the neighbor.

The fix is boring and it works. Bigger downspouts, fewer of them, run out toward the front or the back of the lot instead of into the gap, with extensions long enough to actually clear the low ground. On a house where that gap is genuinely the only place water can go, we will run underground leaders out to the parkway. It is a small add on a replacement and it solves something the homeowner had written off as a wet basement they were stuck with.

The same tightness dictates our winter work here. On a lot where the crew is standing four feet from a fence, tear-off in January means frozen shingles that shatter instead of lifting, and shattered shingle scatters into a yard we cannot tarp properly because there is nowhere to anchor the tarp. So on these blocks we are honest about the calendar. If your roof can hold with a patch until the ground firms up in spring, we patch it and put you on the spring board. If it cannot hold, we work in the cold and we take twice as long on cleanup, and we tell you that before the day starts rather than after.

Same School District, Same Crew

My driveway is barely one car wide. Where does the dumpster go?

We figure that out before the job, not the morning of. Sometimes it is a smaller dump trailer, sometimes we load directly and haul in stages, and occasionally we arrange a spot with a neighbor. Tight lots are normal here and they do not change your price.

I get an ice dam over the same window every winter. Will a new roof stop it?

A new roof with proper ice and water shield stops the water from getting inside, which is the part that damages your house. Stopping the dam itself takes insulation and ventilation work in that knee wall or attic space. We tell you which of the two you are actually buying.

How many layers are on my house and does it matter?

On these blocks it is often two, sometimes with wood shingles at the bottom. It matters because layers hide bad decking and because Illinois code limits what can stay. We tear everything off, look at the wood, and price deck replacement per board so nothing is a surprise.

Do you clean up nails? I have a dog and small kids.

Magnet passes over the yard, the parkway and the driveway at the end of each working day, plus a final sweep before we leave. Tarps go down before tear-off starts. Say something if you find one anyway and we come back out.

Can you re-hang the neighbor’s downspout that dumps into my side yard?

We can redirect ours, and if the neighbor wants theirs corrected we will look at it while we are there. On lots this close, drainage between houses is a shared problem and we would rather solve it than dodge it.

How long does a house this size take?
