The River Sets The Rules On A River Grove Roof
River Grove is barely two square miles, and the Des Plaines River wraps most of its west and north edge. That proximity shows up in the work. High water tables, damp crawl spaces, saturated ground that has nowhere left to take roof runoff, and homeowners who learned the hard way that a roof job here is really a water-management job.

Light brown shingle, finished run
Roofs On The Wet Side Of Town
Ask anyone on the west end of River Grove about spring and you will hear about the river. The Des Plaines runs the village boundary, the forest preserve absorbs what it can, and when the ground is already full, everything a roof sheds has to go somewhere. That makes gutter capacity a real engineering question here rather than an afterthought. A five inch gutter and a single downspout dumping four feet from a foundation is fine in a dry town. In River Grove it is how a finished basement gets ruined.
So we look at the whole water path on every job. Roof surface, gutter size, downspout count, where the water actually lands, and whether it has anywhere to go once it does. Oversized downspouts, extensions that carry water past the foundation, and gutters pitched properly instead of pitched by whoever hung them in 1994. That is gutter installation done for a river town, and it is honestly half of what keeps River Grove roofs from becoming River Grove basement problems.
The housing itself is postwar and modest for the most part. Frame and brick ranches, Cape Cods, a scattering of bungalows and small two-flats, most built between the late 1940s and the 1960s when the village filled in around Thatcher and Grand. Roof pitches are shallow to moderate, decking is often the original one-by boards with gaps, and a lot of these houses are working through their third roof. When we tear one off we expect to find plank decking that needs sheathing over it, and we tell you that before the job, not after.
Work That Comes Up Often In River Grove
- Shingle roof replacement on postwar ranches and Capes, tear-off to the deck with plank decking addressed properly.
- Gutter replacement sized up for real runoff, plus gutter repair when the runs are salvageable.
- Shingle roof repair where wind stripped a slope that still has good years in it.
- Flat roof repair on garages, rear additions and the low-slope commercial buildings along Thatcher and Grand.
- Storm damage repair with the documentation an adjuster actually wants to see.
The village also carries the roofs nobody thinks about until they leak. Triton College sits on the north end, and the apartment buildings, small commercial strips and light industrial buildings that serve it all run on flat and low-slope systems. Our commercial roofing crews handle those, including commercial roof leaks where somebody needs the water stopped today and the real fix scheduled properly.
Ice, Freeze And The Shallow-Pitch Problem
Shallow roof pitches and Chicago winters do not get along. Snow sits instead of sliding, warm attic air melts the underside, water runs to the cold eave and refreezes into a dam. Then meltwater backs up under the shingles, and shingles are designed to shed water downhill, not to hold it. That is how you get a January ceiling stain on a roof that was fine in October.
The fix is boring and it works. Ice and water shield carried well up from the eave on every replacement, proper attic ventilation so the deck stays cold, and gutters that actually drain instead of holding a block of ice all winter. On a River Grove Cape with knee walls and a converted attic, ventilation takes real thought, and we would rather spend ten extra minutes in your attic with a flashlight than come back in February.
Two-Flats And The Wall You Share
The small two-flats and side-by-side buildings scattered through the village bring their own wrinkle, because the roof usually runs up to a masonry parapet that either sits on a property line or belongs to the building next door. Water gets in at the cap and at the through-wall flashing rather than out in the field, and when the brick has been repointed a few times over seventy years the original flashing is often long gone. We deal with the ownership question up front, in writing, so the work does not stall halfway through with two owners arguing about a wall. If your neighbor needs to sign off, we would rather find that out during the walk than on the morning the truck is loaded. Where the parapet cap itself is the problem we can address the coping and the counterflashing together, which is the only way that repair actually holds.
After A Storm, Move Fast But Sign Slow
Northwest Cook catches hail and straight-line wind most summers. When it hits, our first calls are tarps and emergency patches, because stopping water beats debating scope. Then we walk roofs. Hail bruising that never drips in July still cost you granules, and the exposed asphalt underneath goes brittle in the sun and cracks with the first hard freeze.
What we tell every River Grove homeowner: get the roof looked at inside two weeks of any hail or high wind, keep the photos even if you never file, and do not sign with a door-knocker in an out-of-state truck before a local outfit has been on the same roof. We inspect free, we photograph everything the way adjusters need it, and we walk insurance claims with you from the first report to the adjuster meeting. If the damage does not clear your deductible we say so and hand you the file anyway.
A Small Village Deserves A Company That Picks Up
Guardian Roofing Systems is a second-generation shop. Angelo Ristich learned roofing from his father Frank, took the company over and modernized how it runs, and still supervises jobs himself. When you call about a River Grove roof, you get the owner, not a call center. We pull satellite measurements and can give you a real number over the phone, we help with financing pre-approval when a roof fails at the worst possible time, and we hold an A+ BBB rating plus a HomeAdvisor Elite Service award. Licensed and insured in Illinois, Mon through Sat, with emergency patch response when weather does not check the calendar. Photos of finished work sit in the gallery, and the contact page gets you a callback the same business day.

(312) 590-4853Who Else We See On This Route
River Grove is one stop on a run we make through the northwest edge of Cook County. Elmwood Park is directly south with denser bungalow blocks, Franklin Park sits west across the tracks with its industrial roofs, Schiller Park picks up toward O’Hare, and Melrose Park anchors the southwest corner. Weather here does not stop at a village line, so when hail crosses this corridor we are usually working several of these towns in the same week with the same materials staged and ready. The whole map lives on the service areas page.
River Grove Roofing Questions
My gutters overflow every heavy rain. Is that a roof problem?
Usually not the shingles, no. It is normally undersized gutters, too few downspouts, or a run that lost its pitch. Given how saturated ground gets near the river, we tend to recommend larger downspouts and extensions that carry water well past the foundation. It is a small line item that prevents a very expensive basement.
My roof only leaks in winter. What is going on?
That is an ice dam signature. Snow melts from attic heat, water runs to a cold eave, refreezes and backs up under the shingles. The permanent fix is ice barrier well past the eave line plus attic ventilation that keeps the deck cold. Patching shingles alone will not stop it.
You said my decking is planks with gaps. Does that add cost?
It can, and we would rather flag it up front than surprise you mid-job. A lot of River Grove houses from the forties and fifties have one-by plank decking. Where the gaps are wide we sheet over it so the shingle nails have something solid to bite. We quote that as an approved line item, never a mid-job renegotiation.
Do you handle apartment buildings and the small commercial strips here?
Yes. Low-slope and flat systems on apartments, storefronts and light industrial buildings near Triton and along Grand are steady work for us. We schedule around tenants and business hours, and property managers get a photo report they can send straight to an owner.
Can you tarp tonight and quote later?
That is exactly how we prefer to handle an active leak. Emergency patch first, water stopped, then a proper look in daylight when we can actually see the roof. Nobody makes a good decision about a full replacement at ten at night with a bucket in the hallway.
