Half Of Burbank Is A Cape Cod, And We Know What That Roof Hides

Burbank is a short run west of our Alsip shop, straight out 87th or up Harlem. Most of the town went up in one long stretch after the war, block after block of 1.5-story Cape Cods and small brick ranches on narrow lots. Those roofs share the same problems, and after thirteen years working them we can usually tell you what is wrong before the ladder comes off the truck.

The Cape Cod Problem Nobody Tells You About

A Burbank Cape Cod has a steep front slope, a finished or half-finished upstairs, and knee walls tucked in behind the plaster. It is a smart way to get two bedrooms out of a small footprint, and it is a rough way to vent a roof. The upstairs eats the air space that a normal attic uses to breathe, so hot air stalls under the deck in July and warm air melts snow off the middle of the roof in January. The melt runs down to the cold overhang, refreezes, and builds the ice dam that shows up as a brown ring on the bedroom ceiling every February.

That is why we start every Burbank inspection in the attic space rather than on the shingles. We look for soffit vents that somebody stuffed with insulation, ridge vents that were never cut through the sheathing, and bath fans dumping straight into the crawl space behind the knee wall. Fix the air first and the roof above it lasts the way the shingle warranty promises. Skip it and you buy a new roof that fails the same way the old one did, just slower.

The dormers are the other Burbank signature. Half the homes here grew a shed or gable dormer at some point, sometimes with a permit and sometimes with a brother-in-law. Where a dormer wall lands on the main slope you get a sidewall flashing detail that has to be woven shingle by shingle, and that detail is the single most common leak we chase in this town. The Towns On Either Side

Burbank shares borders and housing stock with most of our regular stops in Cook County. Burbank Roofing Questions

My upstairs bedroom gets brutally hot. Is that the roof?

Usually it is the venting, not the shingles. Story-and-a-half Capes in Burbank have almost no attic left after the upstairs was finished, so heat piles up against the deck. We look at soffit intake, ridge exhaust and whether the knee wall cavities are sealed. A properly vented roof drops that room’s temperature noticeably and adds years to the shingles.

I get ice at the gutter line every winter. Do heat cables fix it?

Cables treat the symptom and cost you every winter after. The real fix is ice and water shield at the eaves, honest ventilation, and sealing the warm-air leaks coming up from the living space. We tell homeowners which of the three their house needs before quoting anything, because sometimes it is an insulation job more than a roof job.

My driveway is narrow and shared. Where does the dumpster go?

We look at that during the walkthrough and tell you before the job. Most Burbank lots take a small dumpster in the driveway apron or on the parkway with a permit, and on the tightest lots we load straight into a dump trailer and haul as we go. Neighbor siding gets protected, and the gangway is swept and magnet-run before we pull out.

The leak is right where the dormer meets the roof. Can that be repaired?

Often yes. If the rest of the roof still has life, we open the sidewall, pull the old flashing, and reweave proper step flashing under the siding with new counterflashing. What we will not do is run a bead of sealant over failed metal and call it fixed. If the surrounding shingles are brittle enough that opening them breaks them, we will say so and price the slope instead.
