Sun City And The Twenty Year Clock
Del Webb’s Sun City is the single biggest fact about roofing in Huntley. Thousands of homes went up on a rolling build schedule starting in the late 1990s, most of them single story ranches with simple hip and gable rooflines and builder grade shingles rated for a life they have now used up. Whole phases share a birthday. That is why one address calls us and three more on the same street call within the month.
The good news for Sun City owners is that these are some of the most straightforward roofs in the county. Low profiles, walkable pitches, few dormers, short runs to the ground. A clean tear off and shingle roof replacement on a Sun City ranch is usually a one day job, and there is rarely a nasty surprise waiting under the old layer because the decking is only twenty odd years old and has been covered the whole time.
What we do find is ventilation that was undersized on day one. Builder ventilation packages were specified to pass, not to perform, and on a shallow ranch attic that shows up as cooked shingles on the south slope and a shingle that aged five years faster than the one on the north side. When we replace a Sun City roof we correct the intake and exhaust balance at the same time, because it costs very little during a tear off and it is what makes the second roof outlast the first.
Route 47 And The Newer Half Of Town
East and south of the old village, the subdivisions that filled in along Route 47 through the 2000s are a different build. Two story homes, steeper pitches, more roof planes, more valleys, and front elevations with gables stacked over entryways and bay windows. More planes means more joints, and joints are where roofs actually fail. On these houses the leak is almost never in the open field of shingle. It is at a valley, at a sidewall where a bump out meets the second story, or at the chimney chase.
Those homes are entering their own replacement window now, five to ten years behind Sun City. If your Huntley house went up between 2002 and 2010 and still wears its original roof, you are on the clock even if nothing is dripping yet.

That means shingle profile and color usually need approval before a single bundle goes up, and a board that has seen sloppy submittals will hold up a job for weeks. Same goes for insurance. When a hail event crosses a Huntley subdivision, the associations and the adjusters both want documentation, and homeowners get caught in the middle. Huntley anchors the northwest end of our Kane County schedule, and the towns near it came up in the same building boom. Pingree Grove is the closest match by housing age and shares the open ground exposure, Hampshire sits just west where the subdivisions thin back into farmland, and Elgin is the city end of the same route. Half my Sun City street is getting new roofs. Should I be worried about mine?
Probably you should get it looked at. Sun City phases were built on a schedule, so the homes around you share a roof age within a year or two. If three neighbors are replacing, your shingles have seen the same twenty odd summers theirs did. An inspection tells you whether you have two years left or ten, and either answer is worth knowing before a February leak decides for you.
Does my association have to approve the shingle before you start?
In most of Huntley yes, and in Sun City almost always. Profile and color usually need sign off. We work from approved product lines, put together the submittal documentation with manufacturer sheets and color samples, and hand it to you in a form the board can act on. Starting a tear off before approval is how people end up stripping a brand new roof.
Nothing is leaking but we got hail last summer. Is there anything to find?
Frequently, yes. Hail bruises the shingle mat and strips granules without opening a hole, so the damage is invisible from the ground and does not leak until the freeze cycle opens it up months later. We inspect free, photograph what an adjuster needs to see, and tell you honestly whether it clears your deductible. If it does not, you keep the file and you have not spent a claim.
Why does the back of my roof look older than the front?
Usually sun and ventilation, not workmanship. The south and west facing slopes take far more heat, and if the attic ventilation was undersized when the house was built the shingles on those planes cook from underneath as well as above. That is why we correct intake and exhaust balance during a replacement rather than putting a fresh roof on the same problem.
How long does a Sun City ranch take?
Usually a single day. The rooflines are simple, the pitch is walkable, the runs to the dumpster are short and the decking is young enough that we rarely find much under the old layer. We tear off in the morning, dry the roof in the same day, and clean the site before we leave rather than the next morning.
