Sleepy Hollow has no commercial strip, no subdivision cut from one plan, and very few roofs that match the one next door. Custom houses on wooded ravine lots, built across decades by different builders for different owners. Nothing here gets a template price, and anyone quoting one off a drive by has not looked at your roof.

Custom Houses Do Not Take Template Prices
The village was laid out to follow the land rather than flatten it, which is why the streets wind and the lots sit at different grades. That decision shaped the housing. Homes here were built one at a time on irregular lots, tucked into slopes, with rooflines that answer to the terrain and to whatever the original owner wanted. Split levels stepping down a hillside, long low ranches with deep overhangs, cedar sided contemporaries with multiple ridge lines, and later custom builds with steep front gables.
What that means practically is that measurement matters more here than in any subdivision. Two houses on the same street can differ by half again in roof area, pitch and complexity. We pull satellite measurements before we talk numbers and we walk the roof before we commit to them, because a Sleepy Hollow quote built from an assumption is a quote that changes later, and changing a number after somebody has signed is the thing we refuse to do.
Access is part of the job too. Steeper grades, mature landscaping, longer carries from the street and driveways that were never designed around a dumpster. We plan staging before the crew arrives rather than working it out on the morning of, because on these lots the wrong dumpster placement can cost you a lawn or a retaining wall.
What The Trees Do
The canopy is the reason people live here and it is also the single biggest thing working against these roofs. Heavy shade keeps north facing slopes damp long after a rain, and slopes that stay damp grow moss and algae, which hold moisture right against the shingle and shorten its life. That is why the shaded side of a Sleepy Hollow roof frequently ages faster than the sunny side, the reverse of what happens out in the open subdivisions west of here.
Then there is the debris. Mature oaks and maples drop enough material to fill a gutter twice a season and to build a wet mat in roof valleys where it sits and rots. Overhanging limbs abrade shingle surfaces every time the wind moves them, and a limb coming down in a storm does real structural damage rather than cosmetic damage. We check valleys, gutter lines and any place a branch has been rubbing on every inspection here, because those three spots account for most of what goes wrong.

Why Metal Comes Up More Often Here
Metal gets asked about in Sleepy Hollow more than almost anywhere else we work, and the reasons are practical rather than fashionable. Metal sheds leaves and needles instead of holding them, it does not grow moss the way a damp shaded asphalt slope does, and on a house with a long expected ownership it stops being a recurring project. On accent roofs, bay windows, porch roofs and dormers it also just looks right on the architecture that is already here.
The honest caveat is that metal is not the answer for every roof or every budget, and a lot of what we do is metal repair rather than metal replacement. Standing seam fails at fasteners, at seams and at flashings far more often than in the panel itself, so plenty of metal roofs that somebody else quoted for replacement need refastening and resealing instead. Ice, Overhangs And The Winter Problem
Deep overhangs and shaded slopes make an ice dam recipe. Snow sits on a cold shaded roof, attic heat melts it mid slope, the water runs down to an eave that never sees sun and freezes there, and the ice backs up under the shingles until it finds a way in. Homeowners see the icicles and blame the gutters, but the gutters are a symptom.
The fix is almost always in the attic. Balanced intake and exhaust ventilation so the roof deck stays close to outside temperature, adequate insulation so heat is not escaping in the first place, and ice and water shield run well past the wall line during a replacement. Heat cable treats the symptom every winter. Fixing the ventilation ends the conversation.

Why is the shaded side of my roof in worse shape than the sunny side?

A limb came down on the roof. Is this a shingle repair or something bigger?
Depends what it hit and how hard. A limb that punches through has usually broken decking and sometimes a rafter, and putting shingles back over damaged structure is how a repair fails a year later. We open it up, look at the framing, and tell you what is actually broken underneath before quoting anything.
Should I put metal on this house?
It is a real option here and worth discussing, because metal sheds leaves, will not grow moss on a shaded slope, and suits a lot of the architecture in the village. It is not right for every roof or every budget though, and if your existing metal just needs fasteners and seams addressed we will say that rather than sell you a replacement.
My gutters overflow constantly no matter how often I clean them.

Larger downspouts, correct pitch and guards chosen for leaf size rather than pine needles usually solve it. We look at the whole water path from the valley down to the splash block, because the overflow often starts above the gutter.
How do you get a dumpster onto a lot like mine?
Carefully, and planned in advance. These are graded lots with mature landscaping and driveways that were not designed for a roll off. We look at staging before the crew shows up, protect the drive and plantings, and sometimes carry farther rather than park somewhere that will cost you a retaining wall or a lawn.
