The Buildings Along Lake Street And Behind It
Addison’s industrial parks fill the ground between Lake Street and the Elgin-O’Hare, and most of those buildings went up between the late 1960s and the 1990s. That means the roofs on them are on their second or third life. We find original built-up tar and gravel with a membrane laid over it, ballasted EPDM with stone that has migrated to one end of the roof, metal panel roofs on the older shop buildings, and every combination of the above where an addition got tied into an original building.
Those roofs almost never fail all at once. They fail at drains, at seams, at curb flashings around units, and at the transition where two eras of roof meet. When a facility manager calls us about one wet ceiling tile over a packing line, the leak is usually nowhere near that tile. Water travels along the deck until it finds a fastener or a joint to come through. So we walk the whole field, check every drain and scupper, pull a core if the insulation feels soft underfoot, and tell you where the water is actually getting in before we quote anything.
What matters to the people who run these buildings is not roofing philosophy. It is whether the truck dock stays clear, whether the crane sits somewhere that does not block a fire lane, and whether the noisy phase happens during a shift when the floor is quiet. Metal Panel Buildings Are Usually A Fastener Problem

Normal on a big low-slope roof. Water runs along the deck or through the insulation until it hits a fastener, a joint or a deck seam, so the wet spot inside is almost never under the breach. We walk the field, check drains and curb flashings, and probe for soft insulation. Finding the actual entry point is the whole job. Guessing at it is how buildings get patched five times for one leak.
Can you work without shutting down our production or the docks?
Yes, and we plan it that way from the start. We set staging and hoist placement with your operations contact so trucks keep moving, and we schedule the loud and disruptive phases around shift changes or quiet floors. If you run a second shift, we work with that.
Is coating a real option or just a way to postpone the tear-off?
It depends on what is under the surface. If the membrane is intact and the issue is seams and general age, a coating system buys real years and it costs a fraction of replacement. If there is wet insulation in the assembly or the field is splitting, coating traps the problem and you pay twice. We core-check before we recommend it either way.
Our metal roof leaks. Does the whole thing have to come off?
Usually not the first time. Metal panels outlast their fasteners by a long way. Dried washers and elongated fastener holes let water in at hundreds of small points, and refastening with new closures plus correct detail work at the ridge and penetrations fixes it. When the panels themselves are done we will show you the photos rather than just telling you.
Do you handle houses too, or is this a commercial-only crew?
Both, and the residential work gets priced as residential work. Most Addison house tear-offs are a one-day job. You are not going to get a commercial number scaled down onto your ranch because our trucks were on a warehouse that morning.
