Commercial flat roofs along Milwaukee Avenue tend to fail the same way, and it is rarely dramatic. A twenty-year-old membrane gets brittle, seams shrink and pull, drains clog with debris, and rooftop HVAC units sit on curbs whose flashing was last touched by the technician who swapped the unit out. That can be forty feet away. We trace it rather than patch where the drip is, which is why the patch actually holds.
Can you replace a membrane while my store stays open?
Yes, and most of Milwaukee Avenue is done that way. We phase the roof in sections, keep entrances and parking clear, and put the loudest work outside your peak hours. You will get a schedule before we start so you can tell staff and customers what to expect.
My skylight leaks every heavy rain. Replace the skylight or the roof?
Often neither. Most skylight leaks in Niles homes are the curb flashing, not the glass unit, and old flashing that got reused during a previous reroof is the usual suspect. We pull the flashing, look at the curb, and tell you whether it is a flashing job, a new unit or a genuine roof issue. We will not sell you a skylight you do not need.
Is a coating a real fix or a stall?
Depends entirely on what is under it. On a sound membrane with good seams, a coating is a legitimate way to buy eight to ten years. Over wet insulation or split seams it is money set on fire, and you find out two winters later. We core-sample or probe before we recommend one, and we say no when it is the wrong call.
Do you handle roof work for a condo or townhome association?

What does a proper flat roof inspection actually include?
