When Replacement Beats Repair
We repair plenty of shingle roofs, and we will tell you when a repair is the right call. But some roofs are past the point where new shingles over old problems make financial sense. Curling and cupping across whole slopes. Granules filling the gutters after every rain. Shingles that snap instead of bend when lifted. Leaks that move around the attic because the underlayment is gone, not because one spot failed. Daylight through the boards. Age matters too. A three-tab roof from the early 2000s owes you nothing. Shingle Replacement Questions
Can you just put new shingles over the old ones?
Code sometimes allows it. We do not do it. An overlay hides deck rot, voids most manufacturer warranties in practice, adds weight, and shortens the life of the new shingles. Tear-off costs a little more on day one and saves real money over the life of the roof.
What happens if you find rotten decking?
We photograph it, show you, and replace it at the per-sheet price listed in your contract. You approve it before it goes on the bill. Most Chicagoland homes need a handful of boards at most; houses with long-ignored leaks need more, and you will know exactly why.
How disruptive is a replacement to the household?
It is loud for a day or two, there is no way around that. We contain the mess: tarps over plants and AC units, debris straight to the trailer, driveway protected, magnet sweep at the end. Kids and dogs should stay clear of the drop zone while the tear-off is running.
Which shingles do you install?
Architectural shingles from the major manufacturers, matched to your budget and the look of the house. We register the warranty for you and install to the spec that keeps it valid, including the nailing pattern and ventilation requirements most warranty denials hinge on.
Does insurance ever pay for a full replacement?
