Everything east of York Road toward the airport is warehouse, cross-dock, cold storage and light industrial, and almost all of it wears a low-slope roof. Some of those buildings date to the sixties and are on their third membrane. Others went up in the last fifteen years with single-ply that is now aging past its honest service life. What they have in common is size, which changes how you think about a roof. On a house a leak is one problem. Is coating an option instead of a full tear-off?
Sometimes, and it depends on what the field is doing. If the membrane is intact and the problem is seams and general age, a coating system can buy real years. If there is wet insulation under it or widespread splitting, coating just hides the problem. We core-check before recommending it.
Will you take a small house job, or is it warehouses only?
