My ridge line has a visible dip. Is that a roof job or a carpentry job?
Both, and it should be done in one visit. A dip usually means rafters were cut for a vent or an addition and never headed off properly. We open that section during the tear-off, reframe and re-sheath it, then roof over solid structure. Doing it later means paying to remove a roof you just bought.
How long does a house this size take?
Most Berkeley capes and small ranches are a one-day tear-off and install with a full crew, weather permitting. Larger houses or ones needing deck and framing repair run into a second day. We tell you which one you are before we start, and we do not leave an open deck overnight.
Do I need ridge vents, or are the box vents on my roof enough?
Box vents alone usually are not enough, especially without soffit intake. Air has to come in low and leave high. We check the attic before quoting and price continuous ridge venting plus intake as part of the job when the house needs it, because a hot attic ages shingles from the underside.
What happens if you find rotted decking after the tear-off?
You see it before we cover it. We photograph bad sheathing, show you the count, and it comes off the per-sheet price we quoted you in writing beforehand. No surprise numbers invented on the spot, which is the main complaint we hear about the last roofer.
Can you match the shingle color on my dormer if we only redo part of the roof?
Sometimes, and we will be honest about when it will look obvious. Sun-faded shingles never match new ones exactly. On a small village house where the dormer is the front of the property, we usually recommend doing the whole visible slope so the street view stays clean.
