Trees Are The Whole Story On These Lots

Almost every house in Bannockburn sits on an acre or more with mature hardwoods over it, and that single fact drives most of the roofing work here. Leaves and seed pack the valleys every autumn. The houses here tend toward large custom builds, many from the sixties through the nineties, and custom builds collect penetrations: skylights, sun tunnels, multiple chimneys, mechanical vents, sometimes a whole wall of glass meeting a roof plane at an awkward junction. Every one of those is a hole in an otherwise continuous surface, and every leak we chase in this village is at one of them rather than in the open field of shingles.

Heavy architectural shingle in a shake profile handles it for most houses and costs what a normal roof costs. Synthetic composite shake looks closer and costs considerably more. Standing seam metal makes sense on the steeper accent roofs and dormers where debris slides instead of sitting. One practical note about the driveways here. Most of these properties sit two hundred feet back behind gates, trees and soft turf, and a loaded dump trailer parked in the wrong spot leaves ruts you will look at all summer. Before material shows up we walk the drive, decide where the roll-off sits, put plywood down where the ground is soft, and confirm gate codes and how the crew gets in. It is a small thing that homeowners on acre lots have almost always been burned on before.

Where Else The Truck Stops That Week

Bannockburn is small enough that it almost never gets a dedicated trip, so we book it into a wider Lake County day. Deerfield is immediately south and usually shares the run, and Highland Park east toward the lake rounds out the same loop with ravine-lot work. My skylight leaks when it rains hard. Does it need replacing?

Sometimes, but more often the flashing kit around the curb is the failure rather than the unit. We can tell which from the roof, and we will tell you straight. During a full replacement we reflash every penetration new instead of reusing what is there, because recycled skylight flashing is the most common source of a callback.

There is green growth on the shaded side of my roof.

Algae and moss, and on an acre lot with hardwoods overhead it is normal on a north slope. It is cosmetic early and a real problem later once it holds moisture against the shingle. We assess whether it warrants treatment, and on a replacement we can specify shingles with algae resistance in the mat.

How often should the valleys be cleared under all these trees?

Once a year at minimum, after the leaves are down, and twice if you have oaks directly over the roof. Packed valleys hold water against the deck and freeze into a dam partway up the slope. It is the cheapest maintenance on the property and the most commonly skipped.

A limb came down on the roof. What happens now?

Call and we will get it tarped, then inspect the whole slope rather than only the visible hit. Impact damage travels: cracked decking, lifted shingles and broken fasteners several feet from where the limb landed. We photograph all of it in the format an adjuster expects if a claim makes sense.
