Two Kinds Of Roof Customer In One Village
Westmont splits our work almost down the middle. On one side are the single-family homes: postwar frame and brick, a lot of them one and a half stories with a dormer or two, sitting close together on narrow lots. On the other side are the townhome rows and condo buildings, where the roof is not one owner’s problem but an association’s, and the decision involves a board, a reserve study, and usually a couple of unit owners who have already had water in a ceiling.
Those two jobs need different things from a roofer. A house on a tight lot needs a crew that can stage material without blocking a neighbor’s driveway, drop a dumpster where the village allows it, and keep the tear-off debris out of a yard that starts four feet from the wall. A townhome building needs sequencing, because you cannot open more roof in a morning than you can dry in the same afternoon, and every unit under that section belongs to somebody who is home. We plan both differently, and we say which one we are quoting so nobody is surprised.
The single-family stock in Westmont also carries the usual small-house complications. Additions off the back with low-slope roofs, dormers cut in during the 1970s with flashing details that were never great, and gutters that were sized for a smaller roof than the one that exists now. Usually not. That joint is a flashing detail, and on a lot of Westmont additions it was done fast and caulked ever since. We open it up, do the step and counterflashing correctly, and tie the low-slope section in properly instead of adding sealant.
My unit is the one leaking. Do I call you or the association?
