Hotels, the convention center, the arena, the theater and the restaurant strip fill almost every block, and nearly all of it sits under low-slope roof. That is the work we come here for. A Village Built Almost Entirely Of Flat Roof
Most suburbs are houses with a commercial strip. Rosemont is the reverse. The village wraps the north edge of O’Hare and packs hotels, a convention center, an arena, a theater, offices and a dense run of restaurants into a couple of square miles, with only a small pocket of residential blocks. Walk any of those buildings and you are on a low-slope roof carrying rooftop HVAC, kitchen exhaust, elevator overruns, antennas and in a lot of cases a bar or terrace deck. There is very little pitched shingle here, and what exists is usually a mansard face or a decorative cap.
That building mix changes what a roof leak costs. A stain in a hotel corridor means rooms out of service on a weekend when the convention center is full. Water into a restaurant hood chase means a health issue and a closed kitchen. A leak over an arena concourse becomes a public safety problem before it becomes a maintenance ticket. So the buildings here need roofers who can respond fast, work quietly, and finish inside a window rather than whenever the material shows up.
Kitchen exhaust is the specific Rosemont headache. This many restaurants means this many grease-laden vent stacks, and grease is hard on membrane. It degrades TPO and EPDM over time, softens sealants, and turns the area around a stack into the first place the roof gives up. Working On A Building That Never Closes
Hotels do not have an off season here, and neither does the entertainment district. What we can do is work around the calendar instead of through it. That means checking the convention and event schedule before we pick dates, staging material where it does not eat guest parking or block a loading dock, keeping noisy tear-off away from guest room stacks during check-in hours, and phasing sections so the building is closed up every night. Crane picks and material hoists get scheduled in the quiet windows. Coatings, Replacement And Knowing The Difference
A lot of Rosemont roofs are candidates for a coating rather than a full replacement, and a lot are not. The deciding factor is almost always the insulation under the membrane. If the roof has been leaking long enough to soak the boards, coating over it seals the water in and you pay twice. We take cores where the condition is unclear, tell you what came out, and put the recommendation in writing so an owner or a board has something to review instead of a sales opinion. Rosemont has almost no open ground. Between the hotels, the decks and the ramps feeding the tollway and the airport, a building here usually has a loading dock, a valet lane and not much else. That makes logistics half the job. Before we quote a replacement we walk the site and answer three questions: where a crane or a boom can legally set up without blocking an entrance, whether the roof hatch and the interior stair can handle debris removal if outside access is not workable, and what the village wants for a street or lane closure permit and how far ahead it has to be filed.
None of that is glamorous, and it is exactly what separates a job that finishes on schedule from one that stalls for a week waiting on a permit nobody pulled. On buildings with structured parking underneath, we also confirm what the deck below is rated to carry before a loaded boom truck parks on it. That has caught more than one owner by surprise, and it is a much better surprise on paper than in person.
The Small Residential Pocket
Rosemont does have houses, a few hundred of them, mostly modest postwar homes on quiet blocks tucked between the commercial districts. Those get the same crew: full tear-off, ice barrier, ridge venting, gutter repair where the originals have pulled loose. It is a small part of the village but it is real work and we do not treat it as an afterthought.

Elk Grove Village is directly west with its warehouse and industrial roofs, Schaumburg adds hotels, office parks and retail out the Northwest Tollway, and Hoffman Estates and Palatine pick up the residential end of the same trip. Can you work around our event and convention schedule?
Yes, and we ask for it before we pick dates. Tear-off noise, crane picks and material drops all get slotted into the quiet windows between events and outside guest check-in hours. Every section gets closed up at end of day so nothing is exposed overnight.
Our leak is over the grease stack area. Is that fixable without a whole new roof?

Guest rooms on the top floor are showing stains in different spots. Is that one leak or several?
Often one. Water gets under the membrane and runs along the deck or an insulation joint before it finds a path down, so three stains can share a single entry point far uphill. We trace it from the roof side rather than guessing from below, which is the difference between one repair and three patches that do not hold.
Do we need a full replacement or can we coat it?
Depends on whether the insulation is wet. If it is, a coating traps the water and you pay for the job twice. We take core samples where the condition is unclear and give you the finding in writing, including when the honest answer is that the roof has several good years left.
We have a rooftop terrace and pavers. Can you still get at the membrane?
Yes. Pavers and pedestal systems come up in sections, the membrane below gets repaired or replaced, and everything goes back in the same layout. It is slower than open field work, so we build that into the schedule up front instead of discovering it mid-job.
Do you handle the houses in the residential blocks too?
