North Chicago is a working town and we quote it like one. Plenty of the roofs we look at here have five or eight years left in them and need a repair, not a sales pitch. When a roof is genuinely done we will say so with photographs, and when it is not, we will tell you that too and charge you for the repair instead.

North Chicago grew up around industry and Naval Station Great Lakes, and the housing shows it. Small frame houses and modest brick homes from the 1920s through the 1950s fill the blocks off Sheridan Road and Lewis Avenue, put up quickly for people working shifts. Later apartment buildings and small multi-unit properties filled in around them. These are not sprawling suburban roofs. They are compact, straightforward, and often carrying a shingle layer somebody added in the 1990s over one that should have come off.
The base sets a rhythm here that we plan around. Great Lakes runs on its own schedule and it moves people constantly, which means a good share of the calls we take in North Chicago come from landlords with tenant turnover on a deadline, or homeowners who need work finished before a transfer date. Weather is the same lakefront story as the rest of the north end: wind off open water with nothing to slow it down, and lake-effect snow that piles instead of blowing off. Something else worth knowing about the stock west of Green Bay Road: a lot of these houses carry a rear porch or an enclosed back stair with its own low-slope roof tacked onto the main gable. Those additions went up cheap and fast, often without a proper cricket or a counterflashing where the addition roof dies into the brick or the siding above it. That intersection is where we find water in North Chicago more than any other single spot. The main field of shingles can be perfectly healthy while a two-foot run of failed step flashing behind a back porch dumps into the kitchen wall every time it rains sideways. We check that seam on every inspection here whether you called about it or not, because finding it is usually the difference between a four-figure fix and a rebuilt wall cavity. The repair itself is not dramatic. Cut in new step flashing piece by piece, run counterflashing into a reglet instead of smearing caulk across the brick, and rebuild the low-slope section with a real membrane rather than rolled roofing stapled down by a previous owner.
Winter changes how we run this town. From December through March we watch the forecast before we book anything on the north end, because shingles do not seal at twenty degrees and hand-sealing every tab on a windward slope adds real hours to a job. What we will do in the cold is emergency work: tarps, patches, ice dam relief, and pulling a section of gutter that has turned into a fifty-pound ice trough hanging off your fascia. Full replacements we would rather schedule for a stretch of decent weather, and we will tell you that honestly instead of taking your deposit in January and doing a job that fails its first summer. If the roof cannot wait, we say so and we install with cold-weather methods and price the extra labor openly. Either way you hear the plan before you commit to it.

We will not pretend a roof is cheap. What we can do is be straight about what the number covers and what it does not, and give you real options instead of one take-it-or-leave-it price. A repair that buys five more years is a legitimate answer. So is doing the worst slope now and the rest next season. So is financing, and we will point you toward pre-approval before the job starts if that is what makes the timing work.
What we will not do is quote you a full replacement on a roof that needs flashing work, or write a low number and then find reasons to add to it once the shingles are off. Every quote we hand you lists what happens if we find bad decking, with the per-sheet price agreed in advance so nobody is renegotiating from a ladder.

Will you actually repair a roof, or do you only sell replacements?
We repair constantly, and it is often the right call in this town. If your roof has years left and the problem is flashing, a wind-lifted section or a valley, we fix that and bill you for a repair. We only push replacement when the deck, the layer count or the shingle condition means a repair would be throwing money away. You get photographs either way.
Can you work around a transfer or a tenant move-in date?
Yes, if you tell us the date when you call. Great Lakes moves people on schedules that do not flex, and neither does a lease turnover. Give us the deadline and we schedule backward from it rather than telling you afterward that we could not make it.
What happens if you find rotten decking after the shingles come off?
You already know the price. Every quote we write lists a per-sheet replacement cost for bad decking, agreed before we start. We photograph what we find, you approve it, and the number stays a line item instead of turning into a renegotiation while the roof is open.
Do you help with financing?
We help you get pre-approved before the job starts so the timing works. We do not carry the paper ourselves. The point is that you know what the monthly looks like before you commit, not after the crew shows up.
My roof lost shingles in a windstorm. Is that an insurance claim?
Sometimes. We inspect free, photograph everything the way adjusters want it, and tell you honestly whether the damage clears your deductible.
