Reading An Elgin Address Before We Get There
Tell us cross streets and we already know most of the story. The historic districts west and north of downtown carry the oldest and hardest roofs in the county: steep Queen Anne pitches, turrets, dormers stacked on dormers, slate and cedar histories now covered in whatever the 1970s or 1990s put over them. Those roofs are almost entirely detail work. Valleys, step flashing against clapboard and masonry, low-slope porch roofs tucked under a main slope. Ninety percent of what leaks up there leaks at a joint, not in the middle of a field of shingle.
The blocks that filled in after the war are a different animal. Cape Cods, small Colonials and ranches on tight lots, most on their second or third roof, plenty of them carrying a layer somebody added instead of tearing off. When we open those up we find 1950s plank decking with gaps wide enough to swallow a nail, and that changes the underlayment plan before a single bundle goes up.
Then there is everything east of Randall and out toward the far side of town, built from the mid 1990s onward. Those are big rooflines with a lot of surface, builder-grade architectural shingle, and a shared birthday. When one street starts shedding ridge caps, the whole street is on the clock. Those homeowners usually call because a neighbor did.
The Fox River Sets The Terms
Half the ice dam calls we get from Elgin are ventilation problems wearing a weather costume. Attic heat melts snow mid-slope, the water runs down to a cold eave and stops, and the ice backs up under the shingles. Adding a heat cable treats the symptom. Balancing intake and exhaust ventilation during a shingle roof replacement, with proper ice and water shield run well past the wall line, treats the cause. We walk the attic before we quote, because the fix is often up there rather than on the roof.

Elgin is the north anchor of our Kane County schedule, and the towns on that same run share its weather more than its housing. South Elgin sits directly downriver with newer subdivisions and the same wind exposure, St. Charles picks up the route where Route 31 carries us south, and Aurora anchors the far end. I own a two-flat with tenants. How disruptive is a tear-off?

The last roofer put a layer over the old one. What does that mean for me?
