Nowhere else in the metro packs this much variety into forty miles. Along the shore you have Lake Forest and Highland Park: big older homes on wooded lots, slate and cedar and heavy architectural shingle, cut-up rooflines with valleys and dormers and copper details that a careless crew will ruin in an afternoon. South and north of them sit Waukegan, North Chicago and Zion, working lakefront cities with older frame housing, brick apartment buildings and a lot of flat commercial roof over storefronts and light industry.

What The Lake Does To A Roof

Lake-effect snow is the headline. Lake County regularly carries more inches on a roof than anywhere else in our territory, and weight is only half of it. Snow melts against a warm attic, runs down to the cold eave, freezes, and builds an ice dam that backs water uphill under the shingles. The fix is boring and it works: ice and water shield run well past code minimum at every eave and valley, proper intake and ridge ventilation so the deck stays cold, and gutters that actually clear.

Wind off the water is the other one. Along the shore and out on the open ground west of Gurnee, gusts hit rakes and ridges with nothing to slow them, so ridge caps go first, then the field shingles behind them, then the flashing at any wall or chimney the wind can work at.
