Old Town Houses And Boom-Year Subdivisions

Bloomingdale has two roofing towns inside one village. There is the Old Town core, with houses that go back generations and rooflines that were added to over decades. Then there is everything the 1980s and 90s built around it, thousands of homes that all hit end of life within a few years of each other. We work both, and they need different conversations.

Two Housing Stocks, One Village

Around Old Town the houses are older and each one is its own puzzle. Capes and small frame homes with dormers cut in later, additions with pitch changes, chimneys that need real counterflashing rather than a bead of caulk, and framing that does not always match what the plans would suggest. On those roofs we plan for surprises and put likely deck repair in the number up front so nobody gets a phone call halfway through the tear-off.

Out in the subdivisions it is the opposite problem. Hundreds of homes built by the same crews in the same seasons, mostly two-story colonials, split levels and some larger traditionals, all shipped with builder-grade shingles and thin ventilation. Those roofs got replaced somewhere around 2005 to 2012, and that second generation of shingles is running out now. When one house on a court calls us, we usually end up quoting three more within a month, and the wear looks identical on all of them.

What they share is Illinois weather. Hail and straight-line wind roll across northern DuPage most summers, freeze and thaw work every shingle edge from November to March, and attic ventilation decides whether a roof reaches its rated life or quits five years early. Those three things account for most of the roofs we replace here.

What Bloomingdale Calls Us For

The retail corridor is the other half of our Bloomingdale work. The Stratford Square area and the strips around Army Trail and Gary Avenue have carried low-slope commercial roofs for decades, and as those buildings turn over to new uses the roofs need honest assessment rather than another patch. The Second-Generation Subdivision Roof

If your Bloomingdale house was built in the boom and reroofed in the late 2000s, the roof on it now is probably a builder-spec architectural shingle installed fast during a busy season. Those roofs are not bad, but they were rarely installed with ventilation corrections, and plenty of them went on without ice barrier where the county now expects it.

That is why we treat a replacement as a chance to fix what the last two roofs did not. Continuous ridge vent cut properly instead of a decorative strip. Soffit intake opened where insulation choked it off. Peel-and-stick ice barrier at the eaves and up the valleys. Bath fans ducted out through the roof instead of into the attic. That work adds a modest amount to the job and it is the reason one house on the court gets twenty-five years and the identical house next door gets sixteen.

Hail Weeks And The Trucks That Follow

Northern DuPage takes hail, and after a real event this village fills with out-of-town crews knocking doors. Some are legitimate. Plenty are not, and the pattern is familiar: a number that sounds too good, pressure to sign before the adjuster has been out, and a company nobody can find in six months when the ridge cap starts lifting.

Here is the honest process. Get the roof looked at within two weeks of the storm even if nothing is leaking, because bruised mats lose granules quietly and fail the following winter. Have somebody photograph it the way an adjuster expects. If the damage clears your deductible, file and have your roofer meet the adjuster on the roof. If it does not, keep the photographs and do not file. We do it that way whether or not it turns into a job, and we will tell you when your roof is fine.

The third housing type here is the one nobody puts on a list: the townhome and attached-home associations that went in alongside the single-family subdivisions. Those buildings roof differently. A single building covers four or eight units, the shared roof plane runs across firewalls that need proper detailing, and the decision belongs to a board working from a reserve study rather than to whoever has the leak. We bid that work the way a board can actually use it, meaning a written scope tight enough that competing bids can be compared line for line, a building-by-building condition report so the association can phase over two or three seasons instead of assessing everyone at once, and a schedule that tells each owner which week their driveway is unusable. Sequencing matters on those properties more than on any single house. We start with the buildings whose roofs are actually failing rather than the ones facing the entrance, we finish one building completely before opening the next, and we sweep for nails at the end of every day because those parking areas are shared and somebody is pulling in at five. The Northern End Of Our Map

Bloomingdale marks the north end of what we cover in DuPage County. Warrenville is the closest of our regular stops heading southwest, Lisle sits further down the same run, and Naperville anchors the far south end of the county route. Hail cells that come through northern DuPage usually clip two or three of those towns on the way, so the week after a storm we work the whole line rather than bouncing back and forth across the county. Bloomingdale Roofing Questions

My subdivision was reroofed around 2008. Is it due already?

Quite possibly. Builder-spec shingles installed fast in a busy season, on attics that never got proper ventilation, tend to run sixteen to twenty years rather than the number on the wrapper. We will photograph the granule loss and the mat so you can see where yours actually is.

Someone knocked on my door after the hail. Should I sign?

No. Get the roof looked at by somebody local first, get photographs, and find out whether the damage clears your deductible before anybody writes a contract. Out-of-state crews chasing storms are gone long before a workmanship problem shows up.

My Old Town house has a chimney leak. Can that be fixed alone?

Usually yes. Chimney leaks on older homes here are almost always failed counterflashing or mortar joints letting water travel sideways, not a failing shingle field. We rebuild the detail properly and leave the rest of the roof alone if it is sound.

Will you fix the attic ventilation while you are up there?

That is standard on our replacements. Continuous ridge vent cut correctly, soffit intake opened back up where insulation blocked it, and bath fans ducted through the roof. It is the single biggest factor in how long the new roof lasts.

Do you do the retail buildings around Stratford Square?

Yes. Those low-slope roofs get inspections, leak repair and replacement scheduled around tenant hours, with photo reports an owner or property manager can forward directly. Older built-up systems on those buildings often need a real assessment rather than another patch.

How soon can somebody get out here?

For an active leak, usually within a day, and we will get a patch on it before anything else. For a planned replacement it depends on the season, but you will get a real date rather than a maybe, and we call if anything changes.
