The Systems We Put On Commercial Buildings

Commercial roofing is not one product. It is a handful of systems that each solve a different problem, and picking the wrong one costs a building owner years. Here is what we install and what each one is actually good at, in plain terms.

  • TPO. A white single-ply membrane, heat-welded at the seams. Reflects sun, keeps cooling bills down in summer, and holds up well on wide open roofs like warehouses and retail boxes. It is our most requested new commercial system.
  • EPDM. Black rubber membrane, usually ballasted or fully adhered. Older technology than TPO and still excellent: it handles temperature swings without complaint, which matters when a Chicagoland roof goes from below zero to a hundred degrees of surface heat in the same year.
  • Modified bitumen. Torch-down or self-adhered asphalt sheets in layers. Tough underfoot, good on roofs with heavy traffic, rooftop kitchens, or lots of penetrations. Balcony decks and older three-flats get mod-bit a lot around here.
  • Standing seam and panel metal. Long-life roofing for buildings with slope, plus the flashings, curbs and edge metal that keep every other system watertight.
  • Silicone and acrylic coatings. A restoration path rather than a replacement. Where the membrane below is sound, a coating adds waterproofing and reflectivity for a fraction of a tear-off. When it is the wrong answer, we say so.

The right pick depends on how the building is used, what is already up there, how the water drains, and how long you plan to own it. A property manager holding a building for three more years and an owner-occupant planning to retire in it should not get the same recommendation.

Working On Occupied Buildings

Almost every commercial roof we touch sits over people who are trying to work. A restaurant serving lunch. A warehouse running receiving all morning. A medical office with patients scheduled every twenty minutes. We plan around that instead of asking you to plan around us.

That means we ask about your operating hours before we schedule anything. Kitchen exhaust work happens between service windows. Loud tear-off over a call center starts after their shift or before it. Deliveries and dumpsters get staged where they do not block a loading dock or eat customer parking. If the smell of hot asphalt is a problem for your tenants, we will tell you up front and steer toward a system that does not produce it.

We also keep the roof safe to be on. Warning lines around open areas, penetrations covered when we walk away, and nothing left loose overnight where Chicago wind can pick it up. Roof access gets locked back the way we found it.

One Point Of Contact

The complaint we hear most from property managers about other roofing companies is not price. It is that nobody answers. A salesperson sells the job, a coordinator schedules it, a foreman shows up who has never read the contract, and by week two the person who made the promises is unreachable.

Maintenance Programs Instead Of Emergencies

Commercial roofs almost never fail all at once. They fail at a seam, a curb, a drain or a pipe boot, and then that small failure soaks insulation for two years before anyone sees a ceiling tile stain. By then the repair is not a seam, it is a section of wet insulation, deck and membrane.

A maintenance program stops that math. Twice a year we walk the roof, clear the drains, check every penetration and seam, reseal what is starting to open, and hand you a photo report. Buildings on a program also get priority when weather hits. When a storm rolls through Cook County and every commercial roofer in Chicagoland is buried, buildings we already know are faster to help because we have the file, the photos and the layout.

Repairs, Restorations And Full Replacements

Most calls start as a leak. Sometimes a leak is a leak, we find it, fix it, and you are done for years. That work lives on the commercial roof leaks page. Sometimes the leak is a symptom of a roof that has run out of life, and patching it is throwing money at a problem that is coming back next season.

When that is the case you have two honest paths. Restoration, where a sound membrane gets recoated and gains years for a fraction of a replacement. Or full replacement, where the old system comes off, wet insulation goes with it, and a new system goes down over a dry deck. We will tell you which one your roof qualifies for based on core samples and moisture readings, not based on which one bills more.

Commercial Roofing Questions

Do we have to close while you work?

Almost never. We schedule the loud and disruptive phases around your hours and keep the rest of the work quiet enough that a store, office or warehouse keeps running underneath. Tell us your busy windows before we build the schedule and we will work inside them.

Which system is right for my building?

It depends on the deck, the slope, how much rooftop equipment you have and how long you plan to hold the building. TPO for wide open roofs where cooling costs matter, EPDM where movement and temperature swings are the issue, mod-bit where there is foot traffic and lots of penetrations. Angelo walks it and tells you which one, and why the others are wrong for you.

Can you coordinate with our HVAC or solar contractor?

Yes, and please let us. Curbs, flashings and penetrations are where most commercial roofs eventually leak. If we know a unit is coming out or panels are going on, we detail the roof for it instead of repairing someone else’s hole a year later.

What kind of documentation do we get?

Photos before, during and after, written scope, and a close-out packet with the warranty. Property managers and condo boards get everything in a form you can forward or drop into a board packet without editing it first.

Do you handle small commercial jobs or only full roofs?

Both. Plenty of our commercial work is a single seam, a bad drain, a flashing at a parapet, or a curb somebody cut and never sealed. Small jobs get the same owner supervision as full replacements.
