A Village That Roofed Itself In One Long Stretch

Shorewood was a small river settlement for most of its life and then grew fast once Joliet spilled west and the subdivisions started filling in off Route 52 and Black Road. The result is a housing stock with a narrow age range. Vinyl-and-brick two-stories, ranches with bump-out garages, cape cods, and a fair number of houses whose original builder-grade three-tab got replaced once around 2010 and is now up again.

That uniformity changes how we work here. On the older mixed-age towns we cover, every house is its own puzzle. In Shorewood we can usually tell you what we are going to find before we get the ladder off the truck, because the same builder put the same details on forty houses in a row. Sometimes those details were good. Sometimes a whole street shares one shortcut, and we have seen both.

The Details Builders Rushed On This Housing Stock

Four things decide whether one of these roofs makes it to twenty-five years or quits at seventeen. Whether the ice barrier ran far enough up from the eave and through the valleys. Whether the soffit intake vents were actually cut open behind the baffles instead of just screwed on. Whether the step flashing at the garage wall and the dormer sides got woven into the courses or caulked on top. And whether the fastening pattern was where the shingle manufacturer wanted it, because a nail an inch high will pass a walk-by and fail in a wind event.

None of that is exotic. It is just the part of the roof nobody sees, and production framing schedules do not reward taking the extra twenty minutes. When we do a shingle roof replacement here, those four items are in the price, spelled out, before we start. Not as a change order later.

Water Has To Go Somewhere In A River Town

Shorewood sits where the DuPage River bends toward the Des Plaines, and the ground here does not drain the way people assume. Plenty of the calls that start as roof leaks turn out to be water management problems. Gutters undersized for the roof area feeding them, downspouts dumping four feet from a foundation on a lot that already sits low, seams split at corner miters after a decade of ice load, and runs that have sagged off pitch so water sits and eventually finds the fascia behind them.

So we check the whole path on every inspection, roof to splash block, before we tell you what you need. Putting new shingles above a failed gutter is treating half the patient, and a wet basement in a low-lying subdivision is usually a drainage story rather than a roof story. Straightforward gutter repair solves most of it. Larger downspouts and a proper reroute solve the rest.

Attic Heat And The Roof You Cannot See Aging

The most common thing we find on a Shorewood tear-off is a roof that baked itself from underneath. Continuous ridge vent along the peak, and intake down at the soffit that is either blocked with insulation or was never actually opened up. Exhaust with no intake means the ridge pulls conditioned air out of the house, the deck runs hot all summer, and the shingles above age from the back side where nobody can inspect them. Then a homeowner is surprised that a twenty-five-year shingle went brittle at seventeen. We do the intake and exhaust math as part of the quote and tell you honestly what your attic needs, because roofing over the same problem twice is a bad deal for everybody except the shingle supplier.

When A Whole Street Comes Due At Once

The flip side of a village that built itself in one stretch is a village that has to reroof itself in one stretch, and that brings a specific hazard with it. Streets where four or five houses go up in a season attract every door-knocker working the corridor, and a good number of them are storm chasers who followed a hail line in from another state. They will offer to cover your deductible, which is insurance fraud in Illinois and puts your claim at risk. They will want a signature on the spot. And they will be unreachable in three years when a seam opens up.

Ask three questions of anybody who knocks. What is their Illinois license number, who is actually carrying the workers comp on the crew doing the labor, and where is the physical shop. The upside of the timing is real, though. If several neighbors are going at the same time, say so when you call. Same street, same week, same delivery means we can price it better for everybody involved, and it is easier on the block than five separate crews showing up across five separate months.
