Round Lake Park never got built in one wave, and you can read that from the street. A 1930s frame house sits next to a 1950s cottage sits next to something from the 80s that filled a vacant lot. None of those show up as a puddle on the floor. They show up as a soft spot in a soffit, a stain that dries and comes back, or paint peeling on one exterior wall. Fair Season And The Weather That Comes With It

Summer out here means heat, wind off open ground, and the kind of fast-moving cells that put down hail for ten minutes and move on. Fair week brings a lot of people through, and it also lands in the middle of the season when we get the most storm calls in this part of Lake County. If a cell crossed your block, get a look at the roof within a couple weeks even if nothing is leaking. Hail bruises the mat, the granules let go, and the failure shows up the following winter when a soft spot meets a freeze.

Our storm answer is simple. Tarps and emergency patches first, because stopping water beats every other conversation. Then a proper inspection with photographs. Then an honest read on whether it is a repair, a claim, or nothing at all. We put it in writing regardless, and we do not push a claim on a roof that does not have one.

Half the properties on these streets have something standing behind the house. Detached garages from the era when a car was smaller, pole barns and workshops on the deeper lots, sheds that got a roof once in 1985. Most roofers ignore them until the homeowner asks, and then the number arrives as an afterthought. We would rather price the whole property in one pass, because doing a detached garage on the same day as the house costs a fraction of what it costs as its own trip six months later. Older detached garages out here also have a specific failure we look for. The roofs are small and shallow, and they were often built with two-by-four rafters spanning further than anybody would allow today. Decades of snow load leaves a visible sag down the middle, and once the ridge dips, water stops running off the way it should. Putting shingles over a sagging deck is money wasted. If yours has a dip you can see from the driveway, we look at the framing before we talk about the surface, and sometimes the honest answer is sistering a few rafters first.

The stretch out toward the fairgrounds and the open parcels around it has very little to slow a west wind. Neighborhoods further into the metro have tree lines and other buildings breaking things up. Here a straight-line gust runs across a field and hits the exposed slope of your house at close to full speed, which is why the wind calls we get from this village skew toward the same pattern: tabs lifted along a rake edge, ridge caps peeled back, and a starter course that was never properly sealed at the eave letting the wind get underneath the first row.
