Roofs For The Blocks Around The Fairgrounds

Round Lake Park sits east toward the Lake County Fairgrounds, and it is a working village. The housing runs from prewar frame homes to postwar cottages to later infill on the same street, so no two quotes look alike. What does stay the same is the ask: tell me what is wrong, tell me what it costs, and do not waste my Saturday.

Mixed Blocks, Mixed Roofs, One Ladder At A Time

Round Lake Park never got built in one wave, and you can read that from the street. A 1930s frame house sits next to a 1950s cottage sits next to something from the 80s that filled a vacant lot. Roofs go from steep old gables with plank decking to low postwar runs to newer trusses with plywood. Some houses have stucco or masonry walls that the roof ties into, which puts the leak risk in the flashing rather than the field of shingles.

That mix is exactly why we do not quote this village off a map. A neighbor’s number tells you almost nothing about your house here. Pitch changes the labor, decking type changes what we might find underneath, and a wall tie-in changes the flashing detail entirely. We measure your roof, look at what it is actually made of, and put that on paper.

The older frame houses tend to bring us three recurring problems: chimney flashing that was tarred over instead of replaced, valleys where two old planes meet and the metal has rusted through, and eave rot from decades of gutters that overflowed every spring. None of those show up as a puddle on the floor. They show up as a soft spot in a soffit, a stain that dries and comes back, or paint peeling on one exterior wall. If that sounds like your house, that is a call worth making before winter and not after.

Work We Do Regularly In The Park

There is commercial and small multi-family stock in and around the village too, and those get the same treatment on a schedule that works around tenants and business hours. See commercial roofing and multi-family roofing for how we run those jobs.

Fair Season And The Weather That Comes With It

Summer out here means heat, wind off open ground, and the kind of fast-moving cells that put down hail for ten minutes and move on. Fair week brings a lot of people through, and it also lands in the middle of the season when we get the most storm calls in this part of Lake County. If a cell crossed your block, get a look at the roof within a couple weeks even if nothing is leaking. Hail bruises the mat, the granules let go, and the failure shows up the following winter when a soft spot meets a freeze.

Our storm answer is simple. Tarps and emergency patches first, because stopping water beats every other conversation. Then a proper inspection with photographs. Then an honest read on whether it is a repair, a claim, or nothing at all. We put it in writing regardless, and we do not push a claim on a roof that does not have one.

The Garages, Sheds And Outbuildings Nobody Quotes

Half the properties on these streets have something standing behind the house. Detached garages from the era when a car was smaller, pole barns and workshops on the deeper lots, sheds that got a roof once in 1985. Most roofers ignore them until the homeowner asks, and then the number arrives as an afterthought. We would rather price the whole property in one pass, because doing a detached garage on the same day as the house costs a fraction of what it costs as its own trip six months later. Same crew, same dumpster, same delivery.

Older detached garages out here also have a specific failure we look for. The roofs are small and shallow, and they were often built with two-by-four rafters spanning further than anybody would allow today. Decades of snow load leaves a visible sag down the middle, and once the ridge dips, water stops running off the way it should. Putting shingles over a sagging deck is money wasted. If yours has a dip you can see from the driveway, we look at the framing before we talk about the surface, and sometimes the honest answer is sistering a few rafters first.

Open Ground Means Wind Nobody Blocks

The stretch out toward the fairgrounds and the open parcels around it has very little to slow a west wind. Neighborhoods further into the metro have tree lines and other buildings breaking things up. Here a straight-line gust runs across a field and hits the exposed slope of your house at close to full speed, which is why the wind calls we get from this village skew toward the same pattern: tabs lifted along a rake edge, ridge caps peeled back, and a starter course that was never properly sealed at the eave letting the wind get underneath the first row.

Owner On The Job, Real Numbers On The Phone

Angelo Ristich took over the business his father Frank taught him and has run it since 2013. He supervises the work himself, so on a mixed-stock street like these you get somebody who has already seen your kind of house rather than a salesman reading off a tablet. For standard replacements we pull satellite measurements and give you a straight price on the call. For anything with tricky flashing or an addition, we come look first, because a number nobody can stand behind is worth nothing.

We are A plus with the BBB, hold a HomeAdvisor Elite Service award, and stay licensed and insured in Illinois. If financing is what makes the timing work, we will help you get pre-approved. Hours are Monday through Saturday, nine to five, with emergency response outside that when weather forces it. Finished jobs live in the gallery, and the contact page gets you a same-day callback.

Everything Around The Fairgrounds

Anybody who has parked for the county fair knows how quickly you pass through all four villages that carry this lake’s name. We run all of them off one schedule. Round Lake is west with its old core and its newer annexed subdivisions, and Round Lake Heights is the small ranch grid up on the north end. A crew working any one of those can be on a Round Lake Park roof within the same week, often the same day for an active leak. The Lake County page maps the rest, and service areas covers the whole metro we cover from Alsip.

Round Lake Park Roofing Questions

Why is my quote different from my neighbor’s on the same street?

Because the houses are different ages. Pitch, decking type, number of layers and how the roof meets the walls all move the number, and on these blocks those vary house to house. We show you the measurements and the line items so you can see where the difference is.

Paint keeps peeling on one wall and nobody knows why.

That is often a roof or gutter problem, not a paint problem. Water getting behind failed flashing or spilling out of an overflowing gutter runs down inside the wall assembly. We check the flashing and the drainage on that elevation before anybody buys more paint.

The last guy tarred my chimney flashing. Is that fine?

It is a stopgap that buys a season or two and then cracks. Proper repair means step flashing and counterflashing cut into the mortar joint. We do it right during a replacement, and as a standalone repair when the rest of the roof is sound.

Do you handle rental properties and small apartment buildings here?

Yes. Owners get photo reports they can forward to a partner or a tenant without translating anything, and we schedule tear-offs so occupied units are not living under an open roof. Details on the multi-family page.

Hail came through during fair week. How long do I have to act?

Insurance carriers have deadlines that vary, so do not sit on it. More practically, hail bruising that looks harmless in July is what leaks in February. Get it photographed now even if you never file, so you have the date and the evidence.

Can you work around my schedule if I am gone all week?

Roof work does not need you home. We confirm the plan and the price in advance, do the job, clean up, and send photos of the finished work. Saturday visits are available if you want to be there when we walk it with you.
