When Hail Hits The Ridge, We Are Already Close

Chicago Ridge is small, dense and sitting square in the hail lane that runs the southwest suburbs every spring. Our shop is a few minutes away in Alsip, so on the mornings after a storm we are usually on a Ridge roof before the out-of-town trucks have finished printing door hangers.

A Small Town With A Big Storm Problem

Chicago Ridge covers barely more than two square miles, packed tight between Oak Lawn, Worth and the Ridgeland Avenue corridor. Most of it went up between the late 1950s and the 1970s: brick and frame ranches, raised ranches, split-levels with that awkward roof plane over the low wing, and townhome and condo complexes built later around the mall. The framing is plywood and trusses rather than plank decking, and most of these houses are on their second or third roof.

What makes the Ridge different from its neighbors is not the houses, it is the weather pattern. The hail cells that form southwest of the metro track northeast through this exact band of suburbs, and Chicago Ridge takes them at close to full strength before they weaken over the city. We have worked storms where the damage line ran right down Ridgeland: heavy bruising on one side of the street, almost nothing on the other. That is why a real inspection beats a windshield opinion from anybody, including us.

Hail Documentation Done The Way Adjusters Want It

Hail is not usually dramatic on a roof. It rarely punches holes. It bruises the mat under the granules, knocks the protective granules loose, and leaves the exposed asphalt to bake and crack over the next few seasons. Which means the roof that looks fine in May can be the roof leaking in February, and by then the storm date is old and the claim is harder.

So we document it properly the first time. That means a marked test square on each slope, chalk circles on individual impact points, close-ups that show granule loss against an intact area, wide shots that establish which slope and which elevation, and matching hits on soft metals like gutters, downspouts and vent caps, because collateral damage on soft metals is what convinces an adjuster the impacts are hail and not foot traffic. We date it, tie it to the storm, and you get the file either way.

The Work We Do Most In Chicago Ridge

Split-Levels, Low Slopes And The Spots That Leak First

The split-level is the signature Chicago Ridge house, and it has a signature failure point. Where the low wing’s roof runs into the taller section’s wall, you get a long horizontal wall-to-roof intersection that depends entirely on step flashing and counterflashing being done right. Half the “the roof is bad” calls we get from split-level owners here turn out to be that junction, sometimes on a roof with five good years left in it. The fix is a section of correct flashing, not a replacement, and we will say that out loud even standing on a roof we would be happy to sell you.

The other recurring spot is the low-slope over an attached garage or a rear porch. Those were built cheap in the 60s and they age faster than the main roof, so plenty of Ridge homes need low-slope work a decade before the shingles come due. We quote them separately so you can do the urgent surface now and the rest when it makes sense.

Townhomes And Associations

The townhome and condo complexes here bring a different set of problems: shared roof planes over multiple units, boards that need documentation before they can approve spending, and owners who need to know whether the damage in their unit is the association’s problem or theirs. Hail came through last night. When should I call?

Now, and expect us quickly. We are minutes away, so Ridge addresses get slotted early in storm weeks. If water is coming in we tarp first and inspect after. If nothing is leaking we still want eyes on it inside two weeks, because hail bruising that does not leak in spring is what causes the February ceiling stain.

My neighbor got a new roof from insurance and I got denied. Why?

Hail damage lines are sharper than people expect, and one side of a street can take real impacts while the other takes almost none. Slope direction matters too. We inspect independently, and if your roof genuinely has damage that was missed we document it and support a reinspection. If it does not, we tell you that instead of running you through a claim you will lose.

Someone knocked on my door offering a free roof. Should I sign?

Not before a local contractor has seen the same roof. Storm-chasing outfits show up in the southwest suburbs within days of any hail event, sign contingency agreements on the doorstep, and are unreachable in two years when a flashing detail fails. Check the plates on the truck and ask where the shop is. Ours is in Alsip and has been since 2013.

The leak is where my low wing meets the tall wall. Is that a new roof?

Usually not. That wall-to-roof junction on a split-level is a flashing detail, and on a lot of Ridge houses it fails while the shingles still have years left. We will show you photos of what is actually happening up there and quote the flashing repair on its own if that is the right answer.

Our townhome association needs several buildings quoted. Can you do that?
