Modest Houses, Hard-Working Roofs

Hanover Park was built as a place families could afford, and that is still what the housing stock looks like. Compact ranches and split-levels from the 1960s and 70s, two-story starter colonials from the 80s and 90s, plus a heavy dose of townhomes and attached units. The roofs are correspondingly straightforward: simple gable and hip layouts, few dormers, short runs, not much valley. That is good news, because it means a Hanover Park replacement is usually a one-day or two-day job rather than a week, and the money goes into materials instead of complexity.

The catch is what was under the original shingle. Builder-grade construction from that era means thinner decking, minimal ice barrier at the eaves, and felt underlayment that has long since turned to dust. On a lot of these houses the original roof was replaced once in the early 2000s with a 20 or 25 year three-tab, and that layer is now aging out. When we tear off, the two upgrades that pay for themselves are a proper self-adhered ice barrier running up from the eave past the interior wall line, and a synthetic underlayment across the field instead of felt. Neither one is exotic. Both are the difference between a roof that quietly does its job and one that stains a bedroom ceiling the first bad February.

Hail Is The Local Hazard

Hanover Park sits out where storm cells arriving from the west have had nothing to slow them down, and this stretch of the Cook and DuPage border takes hail more often than the lakefront suburbs do. Hail damage is sneaky. A bruised shingle mat rarely leaks the week it happens. What it does is knock granules loose, expose the asphalt to sun, and turn brittle over the following two winters until a February freeze splits it open. By then the storm date is old enough that a claim gets harder.

So the rule here is get eyes on the roof within a couple of weeks of any real hail, even if nothing is wrong inside. We inspect free, photograph every slope with the date and the measurements an adjuster wants, and tell you honestly whether the damage clears your deductible. If it does not, you keep the file and you have not burned a claim. If it does, we walk the roof with the adjuster so nobody is guessing about scope from the ground.

Summer Heat Ages These Roofs Faster Than Winter Does

Ranches and split-levels have a lot of roof relative to how much house sits under them, and most of them face open sky with very little shade out here. On a July afternoon the shingle surface on an unshaded south slope runs far hotter than the air temperature, and if the attic below has no way to move that heat out, the deck cooks from both sides. That is what turns a thirty-year shingle into a twenty-year shingle. You see it as curling at the tab edges, granule loss concentrated on one slope, and a bathroom ceiling that grows a stain from condensation rather than from any leak at all.

The fix is balance, and it is cheaper than people expect. Intake at the soffits has to be open, which on a lot of these houses it is not, because somebody blew insulation into the eave twenty years ago and buried the vents. Exhaust goes at the ridge, sized to the intake, not scattered as a handful of box vents that end up fighting each other. When the two are matched, air moves up the deck on its own and takes the heat and the moisture with it. We check that on every replacement and we tell you what we found, because a new roof on a baked attic is money spent to repeat the same failure.

The other thing worth doing while the roof is off is looking at the bath and kitchen fans. Builder crews in this era routinely dumped those into the attic instead of ducting them through the roof, and the moisture from a couple of showers a day has nowhere to go but into the sheathing.

Which County You Are In Matters For Permits, Not For Us

Because the village straddles the county line, homeowners sometimes worry that a roofer only works one side. We work both. Permitting for a residential reroof runs through the village regardless, and we pull what the job requires. What being licensed and insured in Illinois means practically is that our paperwork holds up wherever your parcel sits, and that a claim on your property is covered no matter which county assessor has your file.

Where Else The Same Truck Goes

Yes. The county line runs through the village but not through our service area. Permitting goes through Hanover Park either way, and we are licensed and insured statewide, so the paperwork is the same on both sides of the line.

How do I know if hail actually damaged my roof?

From the ground, you usually cannot. Look for granules collecting at the bottom of downspouts and dents on soft metal like gutter aprons, vents and the AC condenser fins. Those are the tells. The roof itself needs someone on it, which is why the inspection is free and comes with photos you keep either way.

I have a townhome. Who authorizes the work, me or the association?

What is ice barrier and do I really need it?

It is a self-adhered membrane that seals around nails, run from the eave up past the point where your exterior wall meets the roof. In this climate, yes. Ice dams form at the overhang, back water up under the shingles, and the membrane is the only thing stopping that water from reaching the deck and your ceiling.

How long does a Hanover Park roof take?

Most single-family houses here are one day, occasionally two if the decking needs work or the weather turns. These are simple, compact roofs without a lot of cut-up geometry. Townhome buildings run longer because they are staged in sections around residents.
