The original Westbury and Colonial Village sections went up in the late sixties and early seventies with simple gables, shallow overhangs and three-tab shingles that have been replaced twice by now. Rarely worth chasing. Manufacturer warranties on twenty-year-old builder-grade product are prorated to almost nothing and usually exclude the labor, which is most of the cost. Can you handle a whole townhome building instead of one unit?

Do you replace gutters at the same time as the roof?
Almost always, and it saves you money to do it together. The crew is already up there, the fascia is exposed during tear-off, and any rotted board gets replaced before new gutters get hung on it. Doing gutters two years later means paying for a second setup.
What if the adjuster’s number will not cover the job?
That happens more than it should, and it is normal. We build a supplement with the line items the first scope missed, send it with photographs, and deal with the carrier directly.
