Evergreen Park is one of the tightest, most consistent housing stocks in the south suburbs. Block after block of brick bungalows and Cape Cods on narrow lots, most of them under a roof that has been torn off once or twice since the Kennedy administration. We know those rooflines by heart, and our shop sits a straight shot down Pulaski from them.

The Village Is Small And The Roofs Rhyme
Evergreen Park covers barely three square miles and packs about twenty thousand people into it, which means the roofs repeat. Chicago-style brick bungalows with hipped roofs and a front dormer went up through the 1920s and 30s along the streets east of Kedzie. The bigger wave came after the war, when builders filled in Cape Cods and small colonials on the blocks running toward Western Avenue and 99th. Most of those homes are sitting on their second roof, a few on their third, and the ones we open up regularly still have cedar shake underneath the asphalt from a tear-off nobody finished properly in the seventies.
A hipped bungalow roof looks simple from the sidewalk and is not. Four planes meeting at hips, a front dormer cut into one of them, and a masonry chimney punching through near the ridge means five or six places where flashing does the real work and shingles just cover it. When an Evergreen Park roof leaks, nine times out of ten it is the dormer cheek wall or the chimney counterflashing, not a shingle field that failed. That is why we walk the roof and get into the attic before we write a number. Anybody who quotes your bungalow from the driveway is guessing.
Lot spacing matters here too. Gangways in this village are narrow, sometimes eight or ten feet between houses, so a tear-off takes real planning: where the dump trailer parks on a street with permit parking, how we protect the neighbor’s shrubs and air conditioner condenser, how we keep nails out of a gangway a kid walks through. The Chimney Problem Nobody Warns You About
The same goes for step flashing on dormer cheeks. Old work here was often done with a single bent piece of aluminum caulked into place instead of proper woven step flashing tucked under each course. Caulk has a shelf life. Woven flashing does not. When we tear off, that detail gets rebuilt correctly, and it is one of the reasons an Evergreen Park roof we replace stops being a service call.
Ventilation On A Hipped Roof
Hipped bungalow roofs have short ridges, which makes ventilation a real design question rather than a checkbox. Cut in eight feet of ridge vent on a roof with sixty feet of soffit and you have created a house that pulls conditioned air into the attic all winter. We size intake and exhaust together, and on tight hips we will use hip vents or low-profile box vents where a ridge run does not have the length to work. Get that balance wrong and you get ice dams over the gutter line in January and cooked shingles in August, which shortens a thirty-year roof to about seventeen.
Attic insulation is part of the same conversation. Plenty of Evergreen Park attics still carry four inches of settled fiberglass from decades ago. We do not sell insulation, but we will tell you what we saw up there, because a properly vented and insulated attic is the cheapest thing you can do to keep the roof we just installed doing its job for its full lifespan.

People ask what to expect, so here is the honest version. Crews arrive early because summer heat on a black roof by two in the afternoon is brutal and the work suffers. Tarps and plywood go down over landscaping, the dumpster or trailer gets positioned where it will not block your neighbor, and then the old roof comes off in sections rather than all at once, so nothing is open to weather longer than it has to be. Evergreen Park Roofing Questions
My ceiling stains near the chimney every spring. Is that the roof?
Maybe, maybe not. On a 1920s Evergreen Park bungalow it is often the chimney crown or soft mortar joints letting water travel inside the brick. We inspect both the flashing and the masonry and tell you which trade you actually need. Replacing shingles under a bad chimney does not stop that stain.
How do you handle a tear-off on a narrow gangway lot?
We plan the staging before the crew arrives: where the trailer parks, how we protect the neighbor’s condenser and plantings, and where debris drops. Magnet sweeps run mid-day and again before we leave. Village blocks here are tight and we work them without turning your neighbors against you.
Can you vent a hipped roof with a short ridge?
Yes, but not with a ridge vent alone. On a hip we balance intake at the soffit with hip vents or low-profile box vents so the math works. Undersized exhaust on a bungalow attic causes the ice dams people around here blame on gutters every January.
Do you take care of the flat roof on the back porch too?
Yes, and we prefer to quote both in one visit. Nearly every bungalow in this village grew a rear porch, sunroom or garage with a low-slope roof, and the seam where that meets the main roof is a common leak point. One crew owning both surfaces means nobody points fingers later.
