There is the Glenview built around the old naval air station, where houses went up after 1998 with steeper pitches and complicated rooflines. And there is the Glenview from the 1950s and 60s, ranches and split levels on tree-lined blocks, most of them well past their second roof. We quote both, and they are not the same job.

What The Naval Air Station Left Behind
Glenview Naval Air Station closed in 1995, and the town got back roughly 1,100 acres in the middle of itself. What went up there over the following decade is now known as The Glen: single-family homes, townhomes, condos and a retail district, all built to late-90s and 2000s taste. That means steeper pitches than the older parts of town, more dormers and valleys, cedar-look architectural shingles on a lot of houses, and roof geometry that photographs well and drains badly if the valley details were rushed.
Those roofs are hitting a specific age now. A house finished in 2001 with a builder-grade 25-year shingle is on borrowed time, and the failures show up first where the geometry gets complicated: valleys, sidewall flashing where a bump-out meets the main body, and the low-slope porch or bay roofs tucked under a bigger slope. We see a lot of Glen-area houses where the field shingles look fine and the valleys have been quietly channeling water into the sheathing for three seasons. That is a real repair, not a replacement, if you catch it early enough.
The older half of Glenview is a completely different animal. Ranches, splits and colonials from the 50s and 60s sit on mature blocks with heavy tree cover, simple roof planes, and the ventilation logic of an era that assumed attics were half empty.
