The Postwar Brick Problem

Lansing filled in fast between 1950 and 1970. Brick ranches, split-levels and Cape Cods went up by the block west of Torrence Avenue and north of Ridge Road, built well, built quickly, and built with roof details that made sense for the shingles of that era and less sense for what we install now. Sixty years later the framing is still true and the brick is still tight, but the roof over it has been redone two or three times by whoever was cheapest that decade.

That history shows up the day we tear off. Old nail patterns chewing up the decking. Two or three generations of flashing stacked at the same chimney. Ventilation that was never planned, just added, so a gable vent and a can vent and a ridge vent all fight each other and none of them moves enough air. Lansing attics run hot in July and damp in January, and the shingles above them age faster because of it. We plan the vent system as part of the job instead of nailing on whatever the last guy used.

Being this close to the state line matters for weather too. Cells that track up the lake shore hit Lansing first, then move northwest into the rest of Cook, so damage here often predates the neighborhood chatter by a week. Do not wait for people to start talking about a storm. If the sky worked over your block, get the roof looked at.

Ice Does More Damage Here Than Hail

Everybody in the trade talks about hail because hail writes checks. In Lansing the bigger long-term chewer is ice. Low-pitch rear additions and shallow eaves collect snow, the attic heat melts it from underneath, and the melt refreezes at the cold overhang. That ridge of ice backs water up under the shingles, and it does it silently for weeks before a stain shows on a bedroom ceiling.

The fix is not a heat cable. The fix is peel-and-stick ice barrier run correctly up from the eave, drip edge that actually kicks water into the gutter, insulation that stops feeding the melt, and enough intake and exhaust venting to keep the deck cold. We build that into every Lansing tear-off because we have opened up too many roofs here where the previous crew skipped it to save two hundred dollars of material.
