Two Hampshires, Two Kinds Of Roof

The old village around State Street and the original grid holds the oldest housing stock we touch in this part of the county. Frame houses from the late 1800s and early 1900s, some of them worked on by every generation since, carrying steep pitches, cut up rooflines, back porches that got roofed over at some point, and additions where the pitch changes mid slope. Under the shingles you find plank decking with gaps wide enough to swallow a nail, and that changes the underlayment plan before a single bundle goes up.

Those houses also carry history in their layers. Cedar at the bottom sometimes, asphalt over it, then another asphalt layer somebody added instead of tearing off. Nobody has seen the actual deck in decades. When we open one up we expect to find rot at the eaves and around the chimney, and we price replacement boards openly in advance rather than discovering them after you have signed.

Then there is the Hampshire that showed up in the 2000s. Subdivisions off the main roads with two story colonials, builder grade architectural shingle, big uninterrupted roof planes and a shared birthday across whole streets. Those roofs are simple to work on and predictable to price, and they are all coming due within a few years of each other. When one house on a street starts shedding ridge caps, the neighbors are usually next.

What The I-90 Corridor Does To A Roof

Hampshire sits right at the edge of the interstate corridor with open farmland on almost every side, and open ground is the whole story on wind. There is nothing upwind to slow a straight line event before it reaches the village, so gusts arrive at full strength and they arrive across an entire subdivision at the same moment rather than picking off one house. That is why our Hampshire calls come in batches after a summer storm rather than one at a time.

The damage pattern is consistent. Wind lifts and creases shingle tabs on the exposed slope, usually the west and southwest faces, while the sheltered side of the same house looks untouched. A creased tab has broken its seal even when it lays back down flat, and it will blow clean off in the next event. That is what our wind damage repair inspections look for, and it is why a roof that looks fine from the driveway can still have a real claim behind it.

Pole barns, machine sheds, detached shops, older outbuildings with corrugated or standing seam metal that has been up for decades. Metal fails differently than asphalt. It fails at fasteners that have backed out and at seams and flashings that have worked loose, and most of the time the panel itself is still perfectly sound.

That matters because the honest answer on a lot of these buildings is a repair, not a replacement. Refastening a run, replacing rubber washered screws that have gone hard, and resealing the ridge and end laps will buy years on a roof somebody else would quote to tear off. Open country west of Hampshire gives storm cells room to build, and hail lands here with its full size intact. Hail is the damage most homeowners never spot on their own. It bruises the shingle mat and knocks granules loose without ever opening a hole, so the roof looks fine from the ground all summer while exposed asphalt bakes brittle. The bill arrives the next winter when the freeze finds every soft spot at once.

Get a Hampshire roof looked at within two weeks of any hail or high wind event even if nothing is dripping. Keep the photographs whether or not you file anything. And do not sign with a door knocker running out of state plates before a local crew has been on the same roof.
