Complex Rooflines Cost More For Real Reasons

A Frankfort roof is usually not one roof. It is a main hip, a couple of front gables, a bump-out over the dining room, a bonus room dormer, a covered porch at a different pitch, and often a small low-slope section behind a parapet or over a rear addition. Every one of those intersections is a valley, a saddle, a step-flashed wall or a transition, and every one of them is a place water gets in when somebody rushes.

That is why the quote on a house like yours does not scale off square footage alone. Steep pitch means staging, harnesses and slower production. More planes means more valley metal, more ice barrier, more flashing, more waste on cuts. A crew that quotes a complicated Frankfort roof at the same rate per square as a simple gable in a tract subdivision is either losing money or planning to cut something out. We would rather explain the line items than surprise you.

Owners here tend to want that explanation, and we are glad to give it. When we quote, we tell you the shingle line and why, the underlayment and where the ice barrier runs, whether the valleys are open metal or closed cut, what happens at every wall intersection, and how the ventilation actually works on a roof with this many planes. Metal Accents Done As Metal Work

A lot of Frankfort houses carry standing seam over the entry, the bay, the porch or a turret roof. It looks sharp and it works well, and it is also the detail most often botched, because plenty of shingle crews treat metal as decoration rather than a different trade. The failures we get called about are consistent: panels fastened through the face instead of clipped, no allowance for thermal movement, transitions to shingle flashed like a shingle-to-shingle joint, and sealant used where a formed detail belonged.

On a replacement we will tell you honestly whether an existing accent can be kept and reflashed or whether it needs to come off with the shingles. Sometimes keeping it is the right call and sometimes it is the shortcut that puts water in your ceiling in three years.

The Low-Slope Section Nobody Mentions

Almost every larger Frankfort house has one: a flat or nearly flat section over a rear addition, a porch roof, a section behind a parapet, or a deck-over. It is invisible from the street and it is usually the first part of the roof to fail, because low-slope needs a membrane system, not shingles laid at a pitch they were never rated for. We find shingles on two-in-twelve sections here more often than we should.

When we quote a replacement we quote that section too, as flat roof replacement or membrane repair depending on condition, so the transition where steep meets flat is one crew’s responsibility. That seam is the single most common leak point on this style of house, and splitting it between two contractors is how a homeowner ends up refereeing a finger-pointing match in February.

Downtown Frankfort And The Older Stock

The historic strip along White Street and the older houses around it are a different job from the newer subdivisions, and we treat them that way. Older frame houses here have narrower framing, board decking in places, and additions from several eras stacked onto an original footprint. The commercial buildings on the strip mostly carry low-slope roofs behind decorative facades, which means the visible roofline and the actual roof have almost nothing to do with each other. Commercial roofing work down there gets scheduled around business hours because a shop cannot lose a Saturday.
