Townhome Roof Repair Without Starting A War

A townhome roof is one roof with several owners underneath it. Fix your leak wrong and you have moved water into the neighbor’s bedroom, voided somebody else’s warranty, or handed the board a shingle color that does not match anything on the block. We repair attached rooflines the way they need to be repaired: as one system, with the paperwork handled.

One Roof, Several Owners

Most of the townhome calls we take across the south suburbs start the same way. Water shows up in one unit, usually near an interior corner or along the ceiling where it meets the party wall. The owner assumes the leak is directly above the stain. It almost never is. Water enters at a valley, a stepped flashing seam or a ridge cap two units over, runs along a rafter and drops where it finds a nail hole.

So the first thing we do on an attached building is walk the whole roof, not the section over the complaining unit. That means the valleys between offset gables, the flashing where a taller unit steps up over a shorter one, the ridge vent runs that cross unit lines, and the parapet caps if the building has them. On older Chicagoland townhome rows the caps are frequently where the water is getting in.

That structure changes the repair. A detached house repair only has to satisfy the homeowner. A townhome repair has to satisfy the neighbor and usually a board or a management company too.

Matching Shingles Across Attached Units

Color match is the second fight, and it is a real one. The roof over your unit went on at the same time as everyone else’s and has weathered the same fifteen or twenty Illinois winters. A brand new bundle of the same product number will read lighter than the surrounding field. Drop a fresh patch in the middle of a slope and it looks like a bandage from the street.

What we do instead, when the repair area is small and the board cares about appearance:

  • Identify the original shingle by profile and manufacturer, not by guessing at a color name. Old bundles in a garage or an original invoice all help.
  • Pull sound shingles from a hidden slope, a garage roof or a section behind a dormer for the visible repair, then put the new material where nobody sees it.
  • Where the product is discontinued, bring the board two or three current options and show them the closest weathered match on a real roof nearby.
  • Repair to the natural break in the field, a valley, a ridge or a hip line, so any color difference lands on an edge.

Sometimes the honest answer is that the visible slope should be redone in full rather than patched. When that is the case we say so, and we say what it costs.

Party Walls, Fire Walls And The Line In The Middle

The wall between two townhome units usually runs up through the roof structure, and how it terminates decides how the roof gets repaired. Some Chicagoland rows have a true parapet with a metal or masonry cap. Some have a fire wall that stops just under the deck. Some have nothing but framing, which means the attic space is shared and a leak is a shared problem from the first drop.

If the cap flashing over a party wall is what failed, replacing shingles on your side alone accomplishes nothing except spending your money. The cap has to come off, the counterflashing reset into a clean reglet, and the shingles on both sides tied back into it. That crosses the property line, so it needs the neighbor’s consent or the association’s, and we would rather have that conversation up front than mid-job with a roof open.

HOA And Management Company Paperwork

Boards have rules and they have reasons. We work inside them. On a typical association job that means a written scope the board can read without a roofing dictionary, proof of Illinois licensing and current insurance in the association’s name, a photo record of the failed detail, and a clear line between what the association covers and what the unit owner covers.

That last line causes most of the delays. In a lot of declarations the association owns the roof surface and the owner owns everything inside the drywall. In others the owner is on the hook for the roof section above their unit. We write the scope so it splits cleanly along whichever line applies, which is what lets the property manager get an approval instead of a tabled motion.

Repairing One Unit Without Wrecking The Neighbor

Warranty language is where careless townhome work does long-term damage. If the building’s roof is still inside a manufacturer warranty, cutting into it with the wrong fastener pattern, the wrong underlayment or an unapproved sealant can void coverage across the whole building, not just your section. Your neighbor finds that out three years later when their claim gets denied and your repair invoice is the reason.

Our rule on attached buildings: repair with the same system that is up there, tie it in the way the manufacturer specifies, and document the work with photos.

Access matters as well. Townhome rows have tight setbacks, shared driveways and cars parked within a few feet of the drop zone. We stage on the smallest footprint that works, protect the neighbor’s landscaping the same as yours, and sweep the whole shared area with the magnet.

Emergency Leaks In Attached Buildings

A leak in a townhome is more urgent than a leak in a detached house because the water has more places to go. Framing carries it sideways into a neighbor’s ceiling, down a shared wall cavity, into a stairwell. When somebody calls us on a Friday night with active water in an attached unit, we patch first and sort out the board approval after. Temporary work gets documented so the permanent repair and any insurance claim both have a starting point.

Who pays, me or the association?

Your declaration decides that, not us. Usually the association owns the roof surface and the owner owns everything below the deck, but plenty of Chicagoland associations write it the other way. We build the scope so the split is obvious either way.

Do you need my neighbor’s permission to work on the roof?

Not if the repair stays on your side of the party wall. If the failure is in a shared cap, a valley between units or flashing that crosses the line, then yes, we need the neighbor or the board to sign off. We flag that in the quote.

Will the new shingles look obviously different?

Slightly, at first, on any roof more than a few years old. Sun weathers granule color and no new bundle matches a weathered field exactly. On a badly faded roof we will tell you a patch is going to show.

Can a repair on my unit void the building’s warranty?

Yes, and that is not a scare tactic. Wrong fasteners, an unapproved sealant or mismatched underlayment can knock out coverage building-wide. We repair with the same system that is up there and document it.

How fast can you get to an active leak in an attached unit?

Same day or next morning in most cases, weather permitting. Water in a shared building travels sideways into other units, so we patch first and handle board approvals afterward.

Will you present to our board?

We will get on the call or come to the meeting. It is faster to answer questions live than through three rounds of email with a property manager in the middle.
