Lincolnwood filled in almost entirely between the late 1940s and the early 1960s, and it shows on the rooflines. Long brick ranches with shallow pitches. Split-levels where three roof planes meet at a wall and somebody has to get the flashing right. Wide overhangs and boxed soffits that look great and vent badly. On top of that there is a run of larger custom homes near the Sauganash and Devon edges that were built or heavily rebuilt later, some with hip roofs complicated enough that a shingle crew needs to think before it starts.
Shallow pitch is the recurring theme, and it changes the work. A four-in-twelve ranch roof does not shed water the way a steep gable does, so wind-driven rain gets pushed up under the courses and ice sits instead of sliding. On those roofs we run ice and water shield well past code minimum at the eaves and valleys, use a synthetic underlayment across the whole deck instead of felt, and pay attention to starter courses and nailing patterns that a fast crew would rush. Split-levels bring their own headache. Where the low roof dies into the second-story wall, you get a step flashing and kick-out detail that is responsible for a huge share of the mystery leaks we chase in this village. Midcentury attics in this village were built before anybody thought seriously about airflow, and it is the single most common thing we correct here. Boxed soffits with no venting cut into them. Ridge vents added later without removing enough decking to actually breathe. Insulation blown in so thick it buried the soffit baffles. The symptoms show up as ice dams in January, a blistering attic in July, and shingles that age out five to eight years early because they are cooking from underneath.

Classic split-level problem. Where the lower roof meets the upper wall, there should be step flashing and a kick-out at the bottom that throws water into the gutter. When the kick-out is missing, water runs behind the siding and travels down inside the wall. We find that one constantly in Lincolnwood. The fix is flashing, not shingles.
