Bridgeview is a strange town to roof, in a good way. West of Harlem you have quiet blocks of postwar frame and brick homes. The Industrial Side Of Bridgeview

Most of the square footage we cover in this village is not residential. Bridgeview grew up around freight, and the buildings show it: single-story warehouses with long low-slope decks, older bar-joist structures with built-up roofs from the 70s, metal-panel buildings that have been re-screwed and re-caulked by three different contractors. These roofs fail in predictable places, and the failures cost real money because there is product underneath.

Ponding is the first thing we look at. A warehouse roof that was dead flat when it was framed rarely stays that way after decades of load, and standing water finds every lap seam and every failed pitch pocket. Where Else The Trucks Run

Water is dripping over our warehouse aisle. How fast can you patch it?

Our metal roof leaks at every screw. Do we have to replace it?

Usually not right away. If the panels are sound and the deck is dry, oversized fasteners with new washers, butyl at the laps and proper detail work at the transitions buys years. If the panels are perforated with rust or the deck is soft, we say so, because coating a failing roof just hides the bill for a while.

Can you work at night or on the weekend?

Yes, on commercial buildings where daytime work would shut down operations. Tear-off and hot work get scheduled around your production hours, and we keep the open area small enough to close in before the shift starts. Cost is a little higher for off-hours crews and we put that in the number up front rather than as a surprise.

Water sits in the middle of our flat roof for days. Is that a problem?

It is a problem worth solving. Standing water adds weight, degrades membrane and seams, and turns a small failure into a large one. Sometimes the fix is drain and scupper work, sometimes it is tapered insulation to build pitch back in during a replacement. We measure the ponding areas and tell you which one your building actually needs.

I own a house here, not a warehouse. Am I too small a job?
