The commercial side of Wood Dale is mostly single-story flex, warehouse and light manufacturing space built from the 1970s onward to serve the airport and the rail. Water sits on our flat roof for days after a rain. How bad is that?
Bad enough to shorten the roof’s life meaningfully. Standing water doubles the load on that section of deck, cooks the membrane through summer, and freezes into a block that pries seams apart in winter. Usually it is a clogged or undersized drain, sometimes a low spot from deck deflection. We find out which and fix the drainage rather than just patching what the ponding has already damaged.
Our basement takes water. Could the roof be part of that?

We break the roof into sections by condition, tell you honestly which section is closest to failing, and lay out a sequence that keeps the building dry while you spread the cost.
