Two Romeovilles, Two Very Different Roof Jobs

There is the Romeoville of loading docks and acre-sized membrane roofs along Weber and the interstate, and there is the Romeoville of quiet cul-de-sacs where four hundred houses went up in the same three years. The Distribution Belt Side

Romeoville sits in the thick of the inland freight belt, and the roofs that come with it are a different animal from anything residential. A distribution roof is a drainage system first: tapered insulation moving water to internal drains, a membrane field that is mostly fine for decades, and a few hundred details that are not. Unit curbs, pipe boots, expansion joints, scupper edges, seams where old work met new work during a tenant build-out. Almost every leak we chase on these buildings starts at one of those, not out in the open field.

That changes how a building should be maintained and how it should be quoted. A property manager who gets handed a tear-off number for a roof that needs forty detail repairs and a coating is being sold a product instead of a solution. TPO And Coatings On Big Fields

Most of what has gone up here in the last two decades is single-ply, and a lot of it is TPO. Welded correctly it is a strong system for this climate, and welded badly it fails at the seams within a decade. When we do TPO installation we weld seams and probe them, we do not glue and hope, and mechanically fastened attachment is standard on this side of the county because of the wind exposure. TPO repair on an existing field means matching the material and the weld, which sounds obvious and gets skipped constantly by patch crews carrying whatever was in the truck.

Coatings are the underrated option out here. A silicone or acrylic system over a membrane that is sound but tired can add years for a fraction of a replacement, and it does not shut down a dock schedule. It is not right for a roof with wet insulation or failed structure, and we will tell you when it is not. But for a lot of Romeoville buildings, the smart money is a coating and a detail rebuild, not a tear-off.

The Subdivision Side Ages All At Once

The residential half of town is mostly 1990s and 2000s family housing, which means whole neighborhoods share a build year, a builder and a shingle. They also share a failure window. We will get a call for one house on a street, and by the following summer we have done six more on the same block, because once a homeowner sees granules in the gutter they start looking at the neighbors’ roofs on the way to work.

What we find on these roofs is consistent. Builder-grade three-tab or entry architectural shingle at the end of its real life rather than its printed life. Ventilation that never had enough intake, so the attic cooked the shingle from underneath. Four nails where six belonged, showing up as missing tabs on the windward slope. Valleys without ice barrier on houses built right before the code caught up. A proper shingle roof replacement corrects all of that instead of laying a better shingle over the same mistakes, and we do the ventilation math before the tear-off, not after.

Wind Across Open Ground

The logistics land west and south of town is wide open, and there is nothing between a storm front and your roof. That shows up two ways. On houses, wind failure almost always starts at a perimeter: an edge that was not properly fastened, a starter course that got skipped, a ridge cap nailed light. On the big buildings, wind gets under a loose membrane edge and peels rather than tearing, which is why edge metal detail on a low-slope roof is worth more attention than the field ever gets.

After a front comes through we run wind damage repair the same way for a homeowner and a facilities manager: stop the water first with tarps or temporary patch, document everything with photographs before anything gets cleaned up, then talk scope. Is a coating a real fix or just a way to delay?

Both, honestly, and that is the point. Over a membrane that is sound with dry insulation underneath, a silicone or acrylic system buys real years and keeps a big capital spend off this year’s budget. Over wet insulation or failed structure it is money burned, and we will tell you that after we cut test squares rather than guessing from the surface.

Half my street is getting new roofs. Should I wait my turn or go now?

Wind lifted shingles on one slope only. Repair or replace?

Often repair, if the rest of the roof has real life left and we can match the shingle acceptably.
