A Town Built In One Go Is Wearing Out In One Go
Rolling Meadows came out of the ground fast. Kimball Hill put up thousands of near-identical ranches here starting in the early 1950s, sold them to young families, and created a town where the houses do not just look alike, they age alike. That is the single most useful fact about roofing in this town.

What Building A Whole Town At Once Did To The Roofs
Kimball Hill’s houses were a genuinely good product for what they were. Simple gable roofs, modest spans, honest framing, built to a repeatable plan so a crew could work a street without rethinking anything. What that produced, seventy years on, is block after block where every house has the same roof pitch, the same overhang, the same ventilation shortcomings and roughly the same re-roof history. When one fails, the neighbors are usually a season or two behind it.
Those original roofs are long gone. Most Rolling Meadows ranches are on their third covering now, and the layers tell you how the town went. A 1970s or 80s re-roof that went on over the original as an overlay, then a 1990s or 2000s tear-off that may or may not have addressed what was underneath. What we find at tear-off is usually the same short list: plank decking with wide gaps, nail holes from three generations of shingles, and ventilation that never got upgraded past a couple of gable louvers and a few cans punched in later.
Not all of town is 1950s. Later building filled in through the 60s and 70s with splits and larger houses, then apartment and condo construction went up along the busier corridors, and the Golf Road and Algonquin Road business strips brought in the flat-roofed commercial buildings that still sit there. So the town runs on two roofing economies at once: a very large stock of similar aging houses, and a working commercial spine that needs membrane work.

It cuts the other way too. Because the houses match, a contractor who does one thing wrong here does it wrong at scale. A low ranch attic with two gable louvers and blocked soffits runs brutally hot in July, and shingles bake from the underside until they lose their flexibility years ahead of schedule. Homeowners see a roof that looks acceptable from the driveway and cannot understand why it is failing at year fifteen. The shingles were fine. The attic cooked them.
During a tear-off we cut continuous ridge venting, verify that the soffit intake is actually open instead of stuffed with insulation, and make sure any bath fan is exhausting outside instead of into the attic. It is not glamorous and it does not photograph well, but it is the difference between a roof that reaches its rated life and one that does not. Repairs get the same look. If we are up there for a shingle repair, you will hear about the venting whether or not it is on the invoice.

You should be paying attention. These houses went up together and wear out together, so your neighbors are a reasonable preview. It is worth a free look. If yours has years left, we will say so and you can stop wondering.
My roof is only fifteen years old and the shingles are curling. What happened?
Attic heat, almost every time. A low ranch attic with a couple of gable louvers and blocked soffit intake cooks shingles from the back side. New shingles over the same attic will do the same thing, so we fix the venting during the tear-off.
Can you just go over what is there? It would be cheaper.
Not honestly. Plenty of these houses already carry an overlay from decades back, and adding another buries whatever the deck is doing and voids most warranties. We tear off, look at the plank decking, replace what is bad at a rate you approved beforehand, and build it once.
Do you do the office and retail buildings on Golf Road?
Yes. Low-slope membrane work on offices, strips and apartment blocks is regular commercial work for us, scheduled around tenant hours with photo reports a manager can forward as-is.
A crew is working my street and quoted a very low number. Is that a deal?
Ask them two questions: what happens to the existing layers, and who inspects the deck. If the answers are vague, the low number is the layers staying put. We are happy to look at the same roof and put our scope in writing next to theirs.
