Big Lots, Long Driveways, Roofs Nobody Can See From The Street

Prospect Heights does not look like the rest of northwest Cook. Half-acre and acre lots, mature oaks, houses set well back from the road, and a lot of homes that predate the subdivisions around them. That is a good place to live and a hard place to notice a failing roof until it is already in the ceiling.

A Town That Grew Up Around Its Own Rules

Prospect Heights stayed unincorporated far longer than its neighbors, and it shows in the housing. Instead of a developer platting out four hundred identical ranches, you got houses built one at a time on generous lots, some of them dating back well before the postwar boom, plenty of them originally on private well and septic before municipal service reached the block. Additions came later, often built by whoever the owner knew, and those additions are where we spend most of our time. A 1948 core with a 1971 family room and a 1994 sunroom means three different rooflines meeting at angles that were never really engineered to meet.

Older houses on big lots also mean big trees. Prospect Heights has real canopy, which is lovely and which is also a roof’s slow enemy. Overhanging limbs drag on shingles in the wind and scrub granules off in one long stripe. Shaded north slopes hold moisture and grow the black streaking that homeowners assume is dirt. Gutters fill with oak and maple debris twice a year rather than once, and a gutter packed solid in November is a frozen dam in January. On every inspection here we look at what the trees are doing, because trimming a few limbs is a cheaper fix than the roof they are wearing out.

The other Prospect Heights specialty is the surprise deck. When we tear off a house that has had a couple of owner-arranged roofs, we regularly find plank sheathing with wide gaps, patchwork plywood over old skylight cuts, and framing that got modified for an addition without anyone reinforcing what they cut. None of that is a crisis if you find it before the shingles go on. It becomes a crisis when a crew shows up, sees it at 8am, and starts renegotiating your price at noon. We look first and we put the possibilities in writing.

Every one of those is a hole in the roof that only works because of flashing, and flashing is the first thing a rushed crew reuses instead of replacing. When we do a tear-off, penetrations get new flashing as a matter of course, skylight curbs get inspected and re-sealed or replaced, and anything abandoned gets pulled and properly decked over instead of being left up there to leak politely for another decade.

I cannot see my back roof from anywhere. How do I know it is okay?

My house has been added onto twice. Does that complicate a replacement?

Will you do the garage and the outbuilding too?

The oaks hang right over the roof. Do I need gutter guards?

Sometimes. Under heavy canopy, guards are worth it. Under moderate cover they can trap fine debris and cause a different problem. We tell you which situation you actually have instead of selling guards to everybody with a tree.

What about the skylights when the roof gets replaced?

Curbs get inspected, flashing gets replaced, and old units that are already fogged or leaking get discussed before we start rather than after. Abandoned penetrations from old satellite mounts or removed fans get pulled and properly decked over.
