The Residential Blocks Behind The Plants

Melrose Park’s housing is dense and older than most of what surrounds it. Freeze and thaw works the mortar joints loose, the coping stones or the metal cap on top of the wall shift and open at the seams, and water gets into the top of the wall from above. It travels down inside the masonry and shows up as a stain on an interior wall ten feet below the roof line, which sends everybody looking at the membrane when the membrane was never the problem.

We check the cap and the counterflashing on every one of these buildings before we write anything about the field. A new roof tied into a wall that is still drinking water from the top is a roof that will get blamed for leaks it did not cause. Recapping a parapet, tuckpointing the top courses and cutting a proper reglet for the counterflashing is real work with a real price, and we would rather put it in the number honestly than sell you a membrane and take the phone call in March.

What the drains do in January separates a good year from a bad one on these buildings. A big low-slope deck holds snow, that snow melts against a warm building through the day, and the water heads for the drains and scuppers. If a bowl is packed with last fall’s debris or a scupper is iced over, the water sits, refreezes every night and puts weight on a deck engineered for a specific load. We clear drains on every service visit and say plainly when a roof needs its interior drains rodded before the cold sets in.

When wind or hail comes through this corridor, our first calls are always emergency patches: stop water from reaching product, equipment or ceilings, then figure out scope. Commercial hail damage often does not leak for months, which is exactly why it needs documenting right away. Our building has two old roofs under the current one. Does that change things?

Yes, significantly. Layered systems trap moisture between them and add weight the deck may not have been designed to carry. We core the roof to see what is actually up there before quoting. Sometimes a tear-off to deck is the only honest answer, and knowing that upfront beats finding out mid-project.

Can you work around a kitchen that runs seven days a week?
