Acreage Roofs Deserve More Than One Afternoon
Long Grove roofs sit on big lots under bigger trees, and most of them are the kind a production crew rushes and gets wrong. Long slopes, deep valleys packed with oak litter every fall, and material choices that have to look right from the road. We walk these before we price them.

A Village That Chose Not To Fill In
Long Grove made a decision decades ago that still shapes every roof in it. Where the rest of the northwest suburbs subdivided into quarter-acre lots, Long Grove held onto acreage zoning and kept its tree cover. The result is a village of large custom homes tucked back off Route 83 and Old McHenry Road, most of them invisible from the street, sitting under mature oak and hickory canopy that was there long before the house was.
Those trees are the whole story for us. Canopy means shade, and shade means the north-facing slopes stay damp for weeks at a stretch through spring and fall. Damp slopes grow moss and algae, and moss holds water against the shingle mat instead of letting it run off. Canopy also means debris, constantly, in every valley and every gutter. A Long Grove valley can pack solid with oak leaves and small branches by mid-November, and packed debris turns into an ice ridge in January that backs water uphill under the shingles.
Then there is the historic downtown. The covered bridge, the frame commercial buildings around Old McHenry and Robert Parker Coffin Road, the shops that have been reworked and rebuilt across a century and a half. Those buildings carry roofs that are patchwork by nature: low-slope sections tied into steep pitched sections, additions from different eras meeting at odd angles, and flashing details that somebody improvised in 1970 and nobody has looked at since. We treat those as inspection work first, because a scope written from the ground on a building like that is a guess.

Metal On Acreage Houses
Standing seam comes up more in Long Grove than almost anywhere else on our board, and there are reasons beyond looks. Metal sheds snow and debris rather than holding it, which matters under heavy canopy. It handles the long uninterrupted slopes on these houses without the seams and lap lines that make a big shingle field look busy. And on a house somebody built to keep, a metal roof outlives two shingle cycles.
The catch is that metal is unforgiving of bad detail work. Panel expansion, fastener choice, the way a valley or a chimney saddle gets flashed, the transition where a metal section meets a shingle section: get any of that wrong and the roof telegraphs it for the next thirty years. We do not treat metal as a shingle job with different material. Moss, Valleys And The Fall Cleanup Nobody Does
The single cheapest thing a Long Grove homeowner can do for a roof is keep the valleys and gutters clear through November. We say that knowing it costs us replacement work, but it is true. Debris left in a valley over winter is the mechanism behind most of the premature failures we see here. It holds moisture against the shingle, it dams meltwater, and it lifts the shingle edges when it freezes.
Moss on a shaded north slope is the related problem. Pressure washing a shingle roof to deal with it is the worst thing you can do, because it strips the granules that the shingle depends on for its remaining life. There are gentler treatments and there is proper airflow, and on a roof that is already three quarters used up there is honest replacement planning. What there is not is a pressure washer.
The Drive And How We Handle It

Active leaks are triaged ahead of scheduled work, tarped and patched before anybody debates scope.

Long Grove sits in the middle of our Lake County run, which is convenient because its neighbors need the same kind of attention. Hawthorn Woods is straight up Old McHenry Road with its own big-lot custom homes, and Buffalo Grove sits just south across Lake Cook Road with far more houses per square mile and a steadier stream of replacement work. Is a metal roof actually worth it on a house like mine?
Often, on the acreage homes here. It sheds snow and oak debris instead of holding it, it handles long slopes cleanly, and it outlasts two shingle cycles. It costs more up front and it demands better detail work, so it is a real conversation rather than an automatic yes.
There is green growth on my north slope. Should I have it pressure washed?
No. Pressure washing blasts the granules off the shingle and takes years off a roof that may still have some left. Moss on a shaded slope is a symptom of debris and airflow, and those are what we look at first.
My house sits far back off Route 83. Can your crew get in?
Yes, and we plan for it. Long drives, tight tree lines and soft ground after a wet week all change how we stage a tear-off. We look at access when we walk the property, not the morning the dumpster shows up.
What do you do about the landscaping on a big property?
Cover it and stage around it. Plywood and tarps over beds, walkways and hardscape, debris moved out in stages instead of one pile sitting for a week, and a magnet sweep of the drive and lawn before we pull off the property.

With an inspection rather than a number. Those roofs are a century of additions tied together, and the flashing at every transition is where they fail.
