What Milwaukee Avenue Built
Libertyville is old for this part of Lake County. The village goes back well before the subdivisions did, and the streets around the Milwaukee Avenue business district still carry frame houses from the 1900s through the 1930s, then a solid band of postwar homes behind them, then estate lots on the wooded edges toward Route 176 and the Des Plaines corridor. Three different roofing problems inside a few square miles, and the money is in knowing which one you are standing on.
The oldest stock is where crews get in trouble. Steep pitches, cut-up hips and gables, dormers that were added later, porch roofs meeting the main slope at an awkward angle, and brick or stone chimneys that need proper step flashing and counterflashing worked into the mortar joint instead of a bead of caulk smeared over the seam. We have opened plenty of Libertyville roofs to find three generations of patch work stacked on top of each other where somebody kept treating the symptom. Doing it right costs more the day of the tear-off and less every year after.
Then there are the estate properties. Big footprints, long slopes, mature oaks dropping debris in every valley and gutter all fall, and material choices that have to look right on the house rather than merely keep water out. Lake-effect snow is the reason a Libertyville roof fails differently than one twenty miles south. Snow sits deeper here and it sits longer, especially on north-facing slopes that never see enough January sun to clear. Heat leaking out of the attic melts the underside of that snowpack, the water runs down to the cold eave, refreezes, and builds a dam that pushes meltwater backward under the shingles. Shingles only shed water going downhill, so a roof with nothing visibly wrong soaks a ceiling in February.
The fix is unglamorous and it works. Ice and water shield run well past the code minimum at every eave and valley, so the barrier extends beyond the interior wall line where the dam forms. Real intake ventilation at the soffit plus a continuous ridge vent, so the deck stays cold and the snow stops melting from below. And gutters that clear, because a gutter packed with oak leaves in November is a block of ice in January. On older houses we often find the attic insulation is fine and the ventilation is the whole problem.

Yes, and on the estate lots that is part of the plan before a shingle comes off. Plywood and tarps over beds and walkways, staged debris rather than one pile for a week, and a magnet sweep of the drive and lawn before we leave.
