Drive US-30 through town and the timeline is right there. The older core near the tracks has modest postwar houses and a few farm properties that never got sold off. Everything north and south of the highway is subdivision, and most of it was framed between the late nineties and the housing crash. Two-story colonials, big cape cods, split levels with dormers, garages front and side, and a lot of rooflines with more valleys than a house that size actually needs.
Building fast has consequences that show up two decades later. When a town puts up that many houses that quickly, the crews doing the roofs are moving at production speed. The shingles were usually fine. What varies is fastening pattern, whether ice barrier ran far enough up the eave and into the valleys, whether the attic got enough intake ventilation to match the ridge exhaust, and whether the step flashing at a garage wall was actually woven in or just caulked over. Those four things decide whether your roof made it twenty-five years or quit at eighteen.
Why We Talk About Ventilation Before We Talk About Shingles
The most common thing we find on a New Lenox tear-off is a roof that cooked itself. A ridge vent running the whole length of the house, and soffit intake that is either blocked by insulation or was never cut in properly to begin with. What is the actual difference between ridge vent and box vents?
Ridge vent runs continuously along the peak and moves more air more evenly, which is why we use it on most replacements. Box vents work fine on roofs where the ridge line is too short or broken up to run a continuous vent. Either one is useless without enough soffit intake feeding it, which is the part most houses out here are missing.
Water stained my upstairs ceiling in February. Is my roof shot?
Probably not. On a story-and-a-half that is usually an ice dam, and an ice dam is an insulation and ventilation problem showing up as a roof problem. We will tell you honestly which one you have before you buy a roof you may not need yet.
Can you do the job while we are at work?
Yes, most of these are a one-day job. We need the driveway clear and the cars out, and we magnet-sweep the yard and drive before we leave. You come home to a finished roof and a clean lot.
Do you match the association’s approved shingle colors?
